Par benefits from excellent public transport links, with a mainline railway station which links to London Paddington. A branch line rail service runs between Par and Newquay on the north Cornwall coast. The world-famous Eden Project is located within four miles, with the ancient town of Fowey just over three miles to the east.

The lodge benefits from wraparound decking on two sides, with a sea glimpse possible from the front decking.

The open plan living space enjoys a triple aspect and is generous in size, comprising lounge and dining space with a modern fitted kitchen including built in appliances to include electric double oven and grill, microwave, washing machine, fridge and freezer and slimline dishwasher. The dining space offers room for a family size dining table, with the lounge benefitting from sliding patio doors to the front decking and an electric flame effect fireplace.

There is a central heating system with radiators throughout, fired by LPG gas. We understand the system was last serviced in June 2024.

From the open plan living space a door opens to an internal lobby which leads to the bathroom and two double bedrooms.

Bedroom one is a double bedroom with generous walk in wardrobe space and a high specification en-suite shower room

Bedroom two is a generous twin room with another walk in wardrobe space.

Leasehold tenure with 18 years of the licence remaining. We understand the annual site fee for 2024 is £8200.
