Description

*** SIX TO EIGHT MONTH FURNISHED LET ONLY***
The Laurels is a quintessential Cotswolds semi-detached cottage located in the premier village of Quenington. The cottage is perfectly positioned in the village and allows for a very tranquil living space with the benefits of a mature well-maintained front and side garden and patio.

Upon entering the cottage, you are struck by the high specification of the cottage, and you will notice that on both floors the cottage is light filled, it flows very well and from every window you can appreciate the gardens.

The entrance is via a side garden gate and pathway leading through the pretty gardens up to the front door. On entering the cottage, you will find the perfectly formed country kitchen with ample storage and work top space. This bright kitchen leads to a formal dining room, the perfect space for entertaining or working from home.

As you move through the cottage you will find the sitting room. This room is spacious with dual aspect windows and is enhanced by the log burner and very cosy furnishings, it is a great space for those winter evenings to relax. At the rear of the cottage there is a contemporary cloakroom toilet. And an enclosed porch, perfect as a small boot area after the many walks that you can do in the Quenington area.

On the top floor are two well-proportioned double bedrooms with bespoke wardrobe in one room and traditional decorative fireplace in the second. Both rooms are very quiet and bright with large double beds presented and are serviced by a smart family bathroom with a power shower over the bath.

The peaceful pretty garden with it’s manicured lawn and patio terrace for dining and tall fencing creates an extra layer of privacy for those warm evenings.

Free parking is on the quiet lane alongside the cottage where there are normally one or two spaces, these are not reserved or pre-allocated.

Please note there is only one entrance to the cottage, the back door is a fire escape which is shown on the floorplan.

Location

Quenington is a pretty and sought after village that lies in the popular Coln Valley, away from main roads. The village, mentioned in the Doomsday Book, is within a designated Conservation Area and much of the surrounding countryside belongs to the Williamstrip Estate and the Ernest Cook Trust. The continuity of ownership of these has done much to protect and enhance the area’s unspoilt appearance.

The village pub (The Keepers Arms), is the social centre with restaurant and real ales. There is a village shop with Post Office at Coln St Aldwyns, less than a mile away, and Fairford (2 miles) has a number of shops and services. Cirencester, about 8 miles, has good everyday shopping facilities. The lovely village of Bibury is just three miles away.

The main regional centres include Cheltenham, Oxford and Swindon, all of which are within daily commuting distance.
The village is within easy reach of the M4 as well as the M5 and there are direct rail services to London from Kemble and Swindon Stations.

The Cotswold Water Parks are close by and there are a number of golf courses in the vicinity. The Coln Valley provides some the loveliest walks in the Cotswolds. There is a good choice of State and Private schools in the vicinity including Hatherop Castle School and a village primary school in Hatherop.
