Freehold

Description

An attractive semi-detached thatched cottage requiring modernisation, situated in an enviable rural setting with half-acre gardens.

This period cottage is situated in a semi-rural setting, between Risby and Bury St Edmunds.

Hyde Cottage is a charming picturesque brick and flint semi-detached thatched cottage with a single-storey extension across the rear, with the Hengrave Hall insignia on the front. This former estate cottage enjoys a most enviable location on the outskirts of the village, set back from the road with views across farmland.

The property is presented in a neat and tidy manner but, in our opinion, now requires a programme of modernisation and updating.

The accommodation is arranged over two floors and briefly comprises:

Front door leading in to entrance lobby, with storage cupboard below stairs, sitting room overlooking the front garden, door through to kitchen/dining room which has a mixed range of dated units, some in a wooden shaker-style, other Formica fronted. Within the kitchen is a hob with hood above, integrated fridge, eye-level oven, plumbing and space for washing machine, and separate cupboard housing electric meters and oil-fired boiler, door out to the rear courtyard, where there are a range of sheds. Completing the ground-floor is a good-sized bathroom, with pedestal basin, WC, electric towel rail and bath with adjustable head shower above.

On the first-floor can be found one good double bedroom with a range of built-in wardrobe cupboards, and a second smaller double bedroom.

Outside
There is a gravelled gated drive leading to a large brick-built garage with electric connected, whilst the rest of the front garden is made up of a picket fenced cottage garden, with mature planting, including lavender and rose.

Immediately to the rear of the property behind kitchen, is a courtyard with a range of outbuildings, one containing the oil tank, another one is an old former wash house. Behind these sheds is a further paved courtyard. Completing the outside, left of the driveway, is a large untended area of land with a range of mature trees, including fruit trees. In all around 0.5 acres.

AGENT’S NOTE - The sale of Hyde Cottage includes all the garden and grounds, with a no development covenant on the land left of the drive.
