Description

Recently built house with equestrian facilities in about 8.83 acres

Description

Mosshall Farm is a bespoke individual house constructed in the last couple of years and enjoys a wonderful plot in the highly sought after village of Little Gaddesden. The land extends to about 8.83 acres and enjoys lovely views across paddocks to woodland yet is still less than 500m away from the local village store and the Bridgewater Arms Hotel.

The house itself is beautifully presented with a lovely blend of modern convenience and character features. Although recently built, the light oak beams used in the construction and the fireplace and log burning stove offer a cozy feel, while extensive glazing and sleek tiled floors on the ground floor offer a more contemporary feel. Heating is by two energy efficient air source pumps, providing underfloor heating throughout and hot water.

The ground floor has a square sitting room with two sets of bi-fold doors, a study and a family room. A large kitchen family space provides ample room cabinets and work surfaces as well as space for dining table and seating area, again with bi fold doors opening up to the patio and gardens beyond. There is a separate utility room and guest cloakroom.

The first floor bedrooms benefit from fabulous views over the gardens, paddocks and countryside beyond. The main bedroom has French doors to a Juliet balcony, fitted wardrobes and a wonderful en suite bathroom with a free standing bath raised on a plinth to allow garden views while bathing. The triple aspect second bedroom also has French doors to a Juliet balcony and a dressing area. There are two further bedrooms and a family bathroom. The second bedroom also benefits from a large shower room which has been constructed to allow easy conversion to two smaller en-suites, thus creating four bedrooms and four bathrooms, three of which would be en-suite.

Externally there are a variety of useful outbuildings, located adjacent to the main house. A detached double garage has been unofficially converted to offer a living room with kitchen and shower room on the ground floor and a bedroom on the first floor. There is a large gym, again with lovely garden views through French doors and multiple windows. A double carport forms part of a a further building that incorporates a workshop, storage rooms and a barn. There is a home office and further stores and sheds.

Beyond the house area and enjoying it's own gated access, is a recently built stable block with tack room, storage and six stalls. Stables benefit from a large concrete turnout yard.

The house is set in gardens that extend around three sides and is located behind its own gated access with forecourt providing extensive parking. The rest of the land is fenced paddock and there is a second vehicular access that leads to the stabling block. There are additional stables and field shelters in the further paddocks and gated access from the rear paddock to bridleways.

Location

The property is situated in the heart of the highly desirable village of Little Gaddesden, within the Chilterns Area of Outstanding Natural Beauty. The village is particularly renowned for its historic ties with the renowned National Trust owned Ashridge Estate, which comprises some seven square miles of woodland and common land and offers a labyrinth of footpaths and bridleways to those who love the outdoor pursuits. Little Gaddesden is just over five and a half miles from the vibrant market town of Berkhamsted which is an easy 15 minute drive away (google maps). Access into London for the commuter is convenient with Tring station approximately 4.5 miles away and Berkhamsted station approximately 6 miles away, both providing fast and frequent trains to London Euston from 32 minutes.

Village amenities include a local shop with post office, The Bridgewater Arms dining pub, popular primary school, tennis club and cricket club. Rugby and Squash clubs at Tring. Tennis in village and Berkhamsted.

Berkhamsted and Tring provide an excellent choice of schools for all age groups including the renowned Berkhamsted School (co-educational - 4 to 18 years) and The Tring Park School For The Performing Arts.
