Village Information
The Hemingfords (Abbots and Grey) are situated along the banks of the River Great Ouse and are well-known as a very picturesque and sought-after Cambridgeshire village. Much of the villages are in a Conservation Area with many thatched cottages and barns and other architecturally important buildings such as the Grade I listed church with its spire being a landmark for miles around the Ouse valley.

Hemingford Abbots has excellent facilities: across the road from the “Axe & Compass” pub is the purpose-built Village Hall and playing field. The playing field with open grassland is equipped with modern children’s play equipment. The village shares many facilities with neighbouring Hemingford Grey: village shop, post office, primary school and sports pitches and the award winning “Cock” pub. Between the two villages there are a variety of clubs, societies and activities such as the annual Regatta and biennial Flower Festival.

Transport
The Hemingfords sit between the towns of Huntingdon and St Ives where a wider selection of shops, restaurants and leisure facilities are available. The newly modified A14 provides quick and easy access into Cambridge and links to the A1, M11 and the national motorway network. Huntingdon has a railway station, approx. 10 minutes’ drive away, with fast trains into London King’s Cross in approx. 50 minutes and links to the North via Peterborough whilst St Ives offers the Guided Busway service to the Cambridge Science Park and city centre.

Education
There is a good selection of primary schools within 1-1.5 miles including: Hemingford Grey Primary. There are also several well-regarded secondary schools in the neighbouring towns such as Hinchingbrooke school in Huntingdon and St Ivo Academy in St Ives. Independent schools in Cambridge and Kimbolton are also within easy reach.

Seller Insight
Pendover, a spacious bungalow in sought after Hemingford Grey village makes a very special property, and for the present owners, Phil and Melissa it was the family home they had been searching for. Melissa explains that The Thorpe is a quiet road which gave them total privacy but within a short walking distance of the village amenities. They have loved their twelve years in the property.

Phil says they have completely transformed the bungalow to the highest specification. Every room has been refurbished: they installed bifold doors, added two wood burners and transformed a neglected garden into a charming, peaceful oasis. Pendover is now a light flooded home that offers a comfortable and elegant living experience.

Each room is used and appreciated, but the living room is a particular favourite. Perfect for family down time and more formal entertaining, it is a sunny summer room and with the wood burner glowing, a warm and cosy winter refuge. The dining room has bifold doors which create the perfect picture frame to the delightful view into the garden. Melissa says that with the doors open it is like walking from the room into a lovely picture.

With its open plan design the bungalow is an excellent party pad and it has been the setting for Birthday celebrations over the years, and friends can gather in the large kitchen area to sit round the breakfast bar for a chatty coffee.

From the master bedroom with its walk-in wardrobe and shower room you can appreciate the view to the silver birches in the garden. The easily maintained garden is a half an acre of lawn, mature trees and seasonal colour. It is perfect for barbecues, children’s games and a great spot for a children’s overnight camp. As you sit on the patio with the garden, fringed by a green canopy of trees, you feel there is nowhere better to be.

Hemingford Grey is a desirable village, and from the bungalow you can take a pretty riverside stroll to the village centre with its shop, post office, hall and school. The family orientated, Pavilion, holds many events and the village is known for its annual regatta. Historic St Ives is three miles away and Cambridge a half an hour’s drive, whilst it is only ten minutes to Huntingdon for the frequent train service into St Pancras and Kings Cross.

Phil and Melissa are sad to leave the house with its many happy memories of the children’s childhood, and the village which has given them such a pleasing lifestyle. They are sure the new owners will come to love the bungalow and the area in the same way.
