The ground floor features a formal reception room at the front of the house and a spacious open-plan kitchen and dining area at the rear, with double doors opening onto a charming and private garden. Additionally, there is a convenient downstairs cloakroom.
Upstairs, the main reception room impresses with three sets of French doors leading to Juliet balconies, providing stunning vistas and an abundance of natural light. This level also includes a generous double bedroom with a Jack and Jill bathroom.
The top floor is dedicated to the principal suite, complete with a walk-in wardrobe and an ensuite shower room. Two additional bedrooms and another bathroom are also located on this floor.
The six-acre communal gardens are a true sanctuary, featuring a rare Pulhamite stone grotto, a folly, a Doric temple, and a lake, all providing exceptional privacy and peace. The property benefits from secure gated access and includes off-street parking for two cars.
Henry Tate Mews, a Grade II listed site by English Heritage, was originally known as “Park Hill.” Built in 1835 by architect J.B. Papworth for merchant William Leaf, the property features a Pulhamite ravine. In 1880, Henry Tate of Tate and Lyle bought the estate, redesigning it with the help of garden designer Robert Marnock. After Henry's death in 1899, his wife Lady Amy lived there until 1919.
In 1923, Park Hill was acquired and transformed into St Michael's Convent for girls with learning difficulties. The garden to the east was sold in the 1930s, becoming Benhurst Court. In 2002, the developer Barratt Homes purchased the site, renaming it Henry Tate Mews. The gardens and mansion are on the English Heritage Register of Parks and Gardens of Special Historic Interest.
Henry Tate Mews is situated off the north side of Streatham Common, adjacent to Streatham Common itself, offering easy access to Streatham and Streatham Common train stations and a whole host of bus links offering direct access to Central London and beyond.
Henry Tate Mews has excellent schools within easy reach, including Dulwich College, Dulwich Prep, JAGS, and Alleyn's, as well as a variety of high-quality local schools.
This is a rare opportunity to own a home within a secure gated community with access to beautiful communal gardens.
