Description

The Kiln House is category A listed and forms part of the Old Bridge of Urr Mill Complex dating from the early 18th century. It is the only kiln house detached from its mill building in Stewatry. Kiln House has been sympathetically converted and maintained by the present owners, retaining its original period features and charm with the addition of exposed beams, private garden and private parking.

The property is formed over two levels, entrance to the home leads to a welcoming full height reception hall complete with an oak staircase, Brazilian slate floor with underfloor heating. The lower accommodation comprises two ample sized double bedrooms, one benefitting from a en suite shower room. There is a very useful utility room located on this level with Belfast sink, plumbed for a washing machine and various fitted cupboards with solid oak doors.

Upstairs, via the staircase, the property is flooded with natural light from the large roof light, there is a half glazed hardwood door out to the upper level garden. There is a further double bedroom with ensuite bathroom on this level. There is also a further WC located off the upper landing. Entering the impressive vaulted sitting room you’re greeted with exposed oak roof trusses, a feature multifuel stove and a large arched picture window framing the superb open outlooks. Dining kitchen located to the rear complete with fitted appliances, exposed roof trusses, rooflights and patio doors that lead out the fabulous private upper rear garden.

Externally the garden is on two levels: a lower level stone walled garden, with raised beds, with the upper level garden laid to grass with brick walling to south side and two-tier dry stone terraced beds to north side and field gate to access from the road. There is also a further lawn section to the front of the property.

Outside store attached to main house containing oil fired boiler, electricity meter, outside tap and water shut-off. Navien boiler – 5 years old fully serviced, 10 year warranty.

Location

Kiln House is situated in the quiet hamlet of Old Bridge of Urr, less than 4 miles from Castle Douglas. It sits amongst a small collection of buildings that form the 18th century Old Mill complex, close to the Urr Water, surrounded by open countryside. The area is famed for its mild climate, unspoilt landscapes and the diversity of sporting and recreational opportunities available. It is well known for its rolling rural landscape, with agriculture and forestry making up a large proportion of the local economy. The Galloway Forest Park (which includes the UK’s first designated Dark Sky Park) and surrounding countryside offers shooting, stalking, trout and salmon fishing as well as hiking, cycling and mountain biking. In addition, the Solway Coast provides a wealth of opportunities including sandy beaches, marinas (with safe anchorages at Kippford and Kirkcudbright) and water sports. The area is also excellent for the keen golfer with a championship links course at Southerness and a variety of other reputable courses across the region.
The nearby village of Springholm (3 miles) has a village shop and a primary school, whilst the nearby market town of Castle Douglas is a designated Food Town and has a wide selection of independent shops as well as supermarkets, leisure facilities, restaurants, health, banking and professional services. There are further primary and secondary schools in Castle Douglas and Kirkcudbright, or private schooling is available near Carlisle at Lime House School and Austin Friars St Monica’s School. Dumfries (20 minutes by car) has all the amenities one would expect of a large town, including the new Royal Infirmary.
Despite its rural location transport links are extensive. The A74(M), the main route between England and Scotland, provides a motorway connection both north to Glasgow and south to Carlisle, and onwards to central and southern England. There are mainline railways stations in Dumfries and Lockerbie, and Prestwick Airport is easily accessible.
