Description

A Edwardian end of terrace house in quiet 'no through' lane with parking at the rear for two cars, via private drive off Mayfield's High Street: Sound proof HOME OFICE. Potential to add stairs for access to the converted Attic Room. 3/4 bedrooms. En suite shower and family bathroom. Kitchen/Breakfast room. Sitting room and rear entrance hall/cloakroom. Pram/wheelchair access.

This well presented and modernised Edwardian end of terrace cottage benefits from Private parking to the rear, a sloped path from the road at the front to the house and garden and the original steps to the front door. Access is generally to the side now, as an entrance hall and cloakroom has been integrated with a large storage cupboard for coats and shoes, also housing the boiler. The original front door opens into a small lobby with the stairs rising and a door into the Sitting Room. The space below stairs has been opened up, whilst the stairs remain enclosed with additional leaded light windows inserted making a pretty feature as well as adding light to the stairs. This has opened up the sitting room space which works well. A wrought iron duck's nest fireplace is central to the room with pretty Victorian tiled surround. Window to the front and door through to the Kitchen/Breakfast Room: Well fitted with a modern range of wooden units with integral fridge/freezer, dishwasher, electric oven and hob and wine rack. A deep Butler sink is set into solid wood work surfaces and there are two windows and plenty of space for dining. Off the hall to the rear is the Family Bathroom fitted with a white suite, bath with shower over, wash basin set in vanity unit and w.c.

ON THE FIRST FLOOR: The landing gives access to the Loft Room, which is fully boarded with a Velux window. The smallest bedroom (4) is only really suitable for a cot or use as a study and therefore, it would be ideal to add a staircase here for access to the attic room. The main bedroom has a second double bedroom off, (which could be a dressing room) although there is a full range of built-in wardrobes with sliding doors in the bedroom as well as an en suite shower room. There is a second double bedroom with a Victorian duck's nest fireplace.

OUTSIDE: Access for the parking is down a private driveway off Old Lane, by the side of the Catholic Church in Mayfield. This is a useful cut through for walking into the village. A hardstanding provides the parking for two cars and there is a private gate to the path leading to the rear of the house and also to the HOME OFFICE/STUDIO. This has only recently been erected and is sound proofed, insulated with electric and wifi connected (speed 70 mgb) and double glazed doors and windows, clad in composite wood cladding. The garden has been landscaped and terraced to provide two level areas of lawn, one with a small pond and the other with a summerhouse. New steps lead down to the patio abutting the side and rear of the house. An air raid shelter is still accessible and is useful storage, clad in composite wood cladding with a rockery garden over. At the front of the house is a slope for pram or wheelchair access and a separate set of steps to the front garden which has mature plants and shrubs adding privacy to the front of the house. On a hardstanding area is a relatively new timber garden shed with power and lighting.

SERVICES: Gas fired central heating, mains drainage. Tax Band C.

Mayfield is one of the most sought after villages in the area, having a pretty medieval High Street with a good selection of local shops. There is a pre-school, primary and St Leonards Girls School all of which add to the variety of events held within the village, mainly in the High Street or on Court Meadow where there is a children's play ground, skatepark and basket ball courts, as well as fields over which there are public footpaths. There are buses into Tunbridge Wells, Eastbourne and Uckfield and an option on railway stations at Frant, Wadhurst, Buxted and Crowborough.
Victoria Road is a 'no through' lane at the south side of the village at the end of which is the Millenium Dog walk. There are many walks around Mayfield, it is nuclear village surrounded by beautiful countryside.

DIRECTIONS: On entering Mayfield via the A267 roundabout, proceed around a left hand, sharp bend and on the next right hand sharp bend, turn left into Love Lane. Continue along to the bottom of the lane, turning right into Victoria Road and the property will be found on the right hand side. Drive access is via Old Lane.
