C: Charges Register

The following are details of the covenants contained in the Conveyance dated 3 June 1930 referred to in the Charges Register:-
For the benefit of the Vendors Estate of which the said property formed part and so as to bind the said property the Purchasers hereby covenanted with the Vendors that no building or erection thereon should be used thereafter for sale therein or thereon of any intoxicating liquors nor such building or erection at any time put or placed upon the land thereinbefore described and intended to be thereby conveyed be used as a slaughterhouse for animals.
6 The following are details of the covenants contained in the Conveyance dated 23 May 1935
referred to in the Charges Register:-
"FOR the benefit of the adjoining or neighbouring land comprising a Building Estate of the Vendors called "the Bective Estate" or the part thereof for the time being remaining unsold and so as to bind the property hereby conveyed the Purchasers hereby jointly and severally covenant with the Vendors that they the Purchasers will henceforth at all times hereafter observe and perform All and singular the building conditions covenants restrictions and stipulations on their part contained in the Schedule hereto so far as they relate to the property hereby conveyed and are on the part of the Purchasers to be observed and performed to the intent that the said building conditons covenants restrictions and stipulations shall run with the land and bind all successive owners in whom the said property shall for the time being and from time to time be vested
THE SCHEDULE before referred to :-
1. No building to be erected on any part of the land (hereinafter referred to as "the land") shall be used for the purpose of any trade or business or manufacture or advertising purposes or otherwise than as a private or professional residence only with the usual and necessary outbuildings motor car house and appurtenances thereto Plans and

elevations shewing the type of house or of any such buildings shall be first submittted to the Vendors for approval
2. All buildings shall be substantially erected of brick stone or other similar material and shall have slated or tiled roofs All walls facing a road or intended road shall be built with faced bricks or the outside of the walls shall be cement cast
3. All buildings fronting Ruskin Road shall be set back at least Fifteen feet from the road
4. The division garden fences and fences fronting the road shall consist of privet hedges and for quickthorn or such other fences as shall be approved by the Vendors which when grown shall not exceed Four feet six inches in height to the intent that the garden division fences of privet hedges and for quickthorn shall be uniform over the whole Building Estate
5. No house to be erected shall with its fences and appurtenances be allowed to remain unfinished for more than One year after the same shall have been commenced and no outbuildings or subsiding buildings shall be erected before the house itself is in course of erection
6. Until the erection of a house on any part of the land the same shall be kept in a neat and tidy condition
7. After any part of the land shall be fenced in and until a house is in course of erection thereon the same shall only be used as a garden ground or as a lawn
8. No part of the land shall be used as a road or way 9. The space between any house and the road to

which it fronts shall be maintained as ornamental garden ground and kept in a neat and tidy condition
10. No sand gravel or clay shall be removed from the land except in connection with buildings operations
11. No hut shed caravan house on wheels or other chattel adapted or intended for use as a sleeping apartment nor any shows booths swings roundabouts or hoardings nor any advertising station shall be erected made placed or used or be allowed to remain upon the land nor shall the same be used for the storage of rubbish or building material or other thing and the the Vendors may remove and dispose of such erection fence rubbish building material or other thing and for that purpose may at any time within Twenty one years from the date hereof enter upon the land and shall not be responsible for the safe keeping of anything so removed or for the loss thereof or any damage thereto
12. No pigs poultry shall be kept on the land
13. Inasmuch as the land conveyed or the greater part thereof is bounded by other land belonging to the Vendors the Purchaser shall not become entitled to any right of light and air which would in any way prejudicially affect the free and unrestricted user by the Vendors of any adjoining of the Vendors for building and other purposes
14. The Vendors shall not be bound to make or complete any roads on the said Estate except to the extent provided by this Conveyance
15. The Vendors expressly reserve the right to waive or modify the restrictions herein contained as now or hereafter affecting or imposed upon any other plot or plots of land part of the said Estate in any manner which may be agreed upon between the Vendors and the Purchaser of such plot and so that nothing herein contained shall operate to impose any restrictions on the manner in which the Vendors may deal with the whole or any part of the said Estate for the time being remaining unsold or undisposed of."
