Description

Braeside Lodge is an attractive country property, dating from the 1980s. Situated at the foot of the Sidlaws and facing west, there are views towards the hills, particularly from upstairs and from the garden. With a tiled roof and harled exterior it is well laid out house enjoying views out over its own enclosed garden. Braeside Lodge was acquired by the sellers in 2014, and between then and 2019 made a number of improvements. Off this is the sitting room, with windows making the most of the views, a French door to the garden, wood burning stove and fitted oak shelves with integral lighting. The adjacent double aspect dining room also has French doors to the garden, while the kitchen has fitted wooden units with a Rangemaster Range cooker with five ring gas hob, double electric oven and grill with extractor together with a sink and Miele dishwasher and fridge. There is space for informal dining and a tiled floor. Off this is a utility room with a sink, Worcester boiler, plumbing for a washing machine, back door and a walk-in shelved larder. Also off the hallway is a downstairs cloakroom with WC and washbasin, as well as Bedroom 1 which has built-in wardrobes and an en suite with shower cubicle, washbasin and WC.

The stairs lead up to a first floor landing. Bedroom 2 has built-in wardrobes, while Bedroom 3 has lovely views to the hills, and is currently used as an office. Bedroom 4 also has fitted wardrobes while the family bathroom has a bath, shower cubicle and a washbasin and WC with vanity unit.

Next to the house is a garage with a box profile roof, two up and over doors, side door, power and light. Adjacent to the gravelled parking is a greenhouse and five raised vegetable beds. The main area of garden is in front and includes a paved seating area linked to the sitting and dining rooms, which is perfect for taking in the afternoon and evening light. The garden is well stocked with shrubs and enclosed by walls and a hedge, together with trees including birch and rowan. There is a playframe, a small burn, wooden garden shed and some composting bins. Red squirrels are frequent visitors to the garden.

Location

Despite being only 8.5 miles from the centre of Dundee, Braeside Lodge is situated in a scenic, rural area at the foot of the Sidlaw Hills, in the village of Auchterhouse. It is close to the well-known and exclusive development at the Braes of Auchterhouse, but enjoys a more secluded setting. Dundee city centre is easily reached and the property is well located for Ninewells Hospital, the Technology Park, the universities, Botanic Gardens and the airport on the western side of the city. The A90 dual carriageway is also easily reached and links south to Perth and Edinburgh and north to Angus and Aberdeen.
Being close to the county boundary between Perthshire and Angus, the area benefits from the numerous outdoor activities both counties have to offer. There is sailing on the River Tay and lovely walks to be enjoyed in the Sidlaws. There are also a number of fine links golf courses in the area including Barry, Panmure and - of course - Carnoustie, which has hosted eight Open Championships, most recently in 2018. Piperdam, with its resort and golf course, is also close by. The ancient town of St Andrews, the home of golf as well as the oldest university in Scotland, is within commuting distance, while Gleneagles is also easily reached. Fishing is available on local lochs. The Angus Glens are easily accessible, with ski-ing at Glenshee.
There is a primary school in Auchterhouse. Grewar’s Farm shop is close by and the nearby village of Birkhill and Muirhead has a medical centre, chemist, post office, garage and convenience store, as well as the well-known Birkhill Inn. Dundee offers all the facilities expected of a major city. Secondary schooling is available at Monifieth High, while private schooling is found at the High School of Dundee, St Leonards, Strathallan or Glenalmond, as well as Craigclowan in Perth and Kilgraston. In Dundee there is a mainline railway station with services to both north and south, including a sleeper. Dundee is an established centre of excellence in education, life sciences, medicine and dentistry, and has renowned cultural facilities, including the V&A museum and the RSS Discovery. Dundee Airport has direct flights to Heathrow, and Edinburgh Airport is easily reached.

Directions

From Dundee take the A923, signposted for Coupar Angus. In Muirhead continue straight ahead on the B954 signposted for Meigle. After 2.5 miles, at Auchterhouse, turn right signposted Kirkton of Auchterhouse and Tealing. In Kirkton of Auchterhouse continue past the War Memorial and up the hill on The Brae. After 0.5 miles turn right into Braeside, and then first right, and Braeside Lodge is first on the right.

From the A94 which connects Perth and Forfar, at Meigle, midway between Coupar Angus and Glamis, turn onto the B954, signposted for Dundee. Continue for 5.9 miles and take the turning on the left signposted Tealing and Kirkton of Auchterhouse and continue as above.

Alternatively from the A90, some 2 miles north of Dundee and 11 miles south of Forfar, take the turning for Tealing and Auchterhouse. Proceed through Tealing and after 3 miles turn right signposted Auchterhouse. After 2 miles, in Kirkton of Auchterhouse, turn right at the War Memorial, onto The Braes and continue as above.
