DESCRIPTION
The Moat is a timber framed, moated house built in the 1500s with subsequent additions later in the 16th century. Formerly known as Little Gravetye, the property was built on a hammer pond and occupied by an iron-master as the main house on the Estate until Gravetye Manor was built. The property has been occupied by the same family for the past 40 years and is currently undergoing an extensive, yet sympathetic refurbishment to enhance the existing accommodation and preserve it’s character features.

A covered benched porch leads to the front door and into an entrance hall. There are three reception rooms providing living and dining space and a study, all with open fireplaces. OUTSIDE
A gated, private shared track weaves down through the valley and leads to an extensive parking area with outbuildings including an open carport and a small single garage with attached log store. The moat surrounding the property is crossed by a brick bridge and leads into the garden. There is a large area of formal lawn to the front of the property and there are a number of mature shrubs and trees providing seclusion and well stocked flower bed borders. TENANCY

Prospective tenants will need to be credit-checked and fully referenced to include a financial and personal references and references from a previous landlord, if applicable. Copies of identification documents will be required as proof of identity to satisfy the Right to Rent Legislation and a utility bill will be required as proof of registered address.

MAINTENANCE
The tenant will be responsible for regularly maintaining the interior of the house. The landlord will be responsible for the exterior, structure and for maintenance of the garden.

TENANCY DEPOSIT
A deposit the equivalent to 5 weeks’ rent will be payable prior to the commencement of the tenancy. This will be held by RH & RW Clutton and will be held in a designated account and registered with the Tenancy Deposit Scheme (TDS). The deposit will be refunded at the end of the tenancy, subject to the property being given up in a satisfactory condition and with no rent arrears or outstanding charges for which the tenant is responsible. The deposit may not be used in lieu of rent by the tenant.

ENERGY PERFORMANCE CERTIFICATE (EPC)
Energy Performance Certificates have been commissioned and will be available shortly.

SERVICES
Mains electricity. Water costs recharged to the tenant by the landlord. Drainage is to a new private system. Central heating and hot water via oil fired boiler. The house will have new secondary glazing installed.

OUTGOINGS & OTHER CHARGES
For the duration of the tenancy, the tenant will be required to pay the Council Tax to Mid Sussex District Council (Band G for the house and A for the Annexe), Utilities, Communication Services (telephone/internet etc), TV Licence and any Green Deal Finance charges either directly to the suppliers or to the Landlord or their Agent, or a proportion, if shared.
