Description

Ideal for sailing enthusiasts and located off a private lane approximately 400 yards from Birdham Pool Marina, an attractive semi detached cottage with an extended kitchen/dining room and ample space for boat/trailer storage to one side.

Enjoying a wonderful position with rural views, and within walking distance of Chichester Harbour, this attractive period cottage has a fascinating history, formally belonging to the lock keeper of Birdham Pool in the 1940's. In recent years the property has been extended on the ground floor to form a superb kitchen/dining room, which is open plan to one of two sitting rooms at one end, and a conservatory, a utility room and cloakroom at the other. To the front of the property, accessed from the entrance hallway, there is a further snug/sitting room. Upstairs there are two double bedrooms (both with built in storage) and a family bathroom. Of note, the cottage benefits from a recently installed gas boiler.

Rose Cottage is approached on a tarmac drive which provides off street parking for several vehicles. To the side of the property there is ample width to form space for boat/dinghy storage. To the rear there is a very attractive cottage garden with a large area laid to patio off the southern side of the conservatory, along with a garden store and vegetable patch. Other areas are laid to lawn with many flowering shrubs and plants within the borders, along with a further attached brick built garden store.

Particular features include the well presented accommodation and lovely semi rural position, though being in close proximity, and within walking distance of both Birdham Pool Marina and Chichester Yacht Basin.

Located off an attractive semi rural and private lane the property is situated on the edge of the popular sailing village of Birdham. Nearby is a highly popular primary school, church (dating to the 14th century), village hall, shop and post office. The "Salterns Way" cycle path is also nearby linking West Wittering, via Itchenor, Birdham and Dell Quay to Chichester. The Cathedral City of Chichester lies some 5 miles to the north and offers a broader range of shopping, cultural and leisure facilities including the renowned Festival Theatre, galleries, museums and restaurants. The mainline station in Chichester provides a regular service to London Victoria in about 1 hour 40 minutes, and Havant station to the west provides a faster service to London Waterloo in about 1 hour 20 minutes.
