Description

Magnificent Medieval House + Amazing View + Magical Hilltop Village On The Path To St-Jacques-De-Compostelle Magnificent Medieval House With View To Conques On The Path To Compostela Magnificent Medieval House Ave

Located in the exceptional village of Conques-en-Rouergue in Aveyron, this superb half-timbered house dates from the 14th century and was built with local materials. The building was extended in the 16th century and much of the interior decoration, such as the paneling, comes from the Empire period.

Most of the houses in the village are built on ground floors which are only cellars/storage rooms. One of the two cellars on the ground floor of this house, however, probably served as a store and workshop for a craftsman, because it has an independent door opening onto the street.

The main front door of the property opens into an entrance hall with a carved wooden staircase up to the first floor. There is also a door to the two cellars.

The first floor includes a beautiful bedroom with open fireplace, a room that can be used as a living room/office/library/guest room/children's room… and a bright kitchen/dining room with a large open stone fireplace. Please note that you may wish to modernise the kitchen, which retains all of its original features and layout! Adjoining the kitchen is a small pantry; there is also a bathroom with WC behind the kitchen/dining room.

The second floor includes a master bedroom with open fireplace, a bedroom with an “alcove bed” and open fireplace and a super lounge/library, which could be used as a bedroom. Also on this floor is a shower room with WC and a laundry room. Under the laundry room is a small cellar, accessible only from the garden.

The top floor of the house is currently an inrenovated attic space with exposed beams, which could be used to create more bedrooms or living space (subject to permission).

The charming hillside garden of 1321 m2 is accessible from the second floor, as well as several small outbuildings which have been built into the ancient stone walls and arches which stabilise the sloping gardens behind the houses. The walls surround part of the garden next to the building, creating an ideal space for an outdoor dining terrace. From here, stone steps lead to a perched orchard planted with fruit trees… and from where the panoramic view of the village, the abbey and the surrounding countryside is simply magnificent!

Although a small village, Conques-en-Rouergue has many amenities, including sports clubs, shops and several restaurants and bars. There is a primary school in the village and a choice of secondary schools in the surrounding towns. There is a Thursday morning market in the village once a month during the high season and a weekly market every Sunday morning in the neighboring village of Marcillac. For a greater choice of shops and amenities, the towns of Rodez (40 minutes) and Figeac (45 minutes) are easily accessible.

- two cellars/shops (one with a door to the street) of approximately 60m2.

THE POTENTIAL!
This medieval village house is absolutely ideal for use as a character family home or second home and is ready to move into today.

You can also rent it out as a gite to holidaymakers during the summer months, the ski season and for Christmas and New Year. You can also use one or more of the rooms to accommodate visitors as B&Bs, especially with so many tourists visiting Conques-en-Rouergue all year round.

Pilgrims following the route from Santiago de Compostela to Spain need to find relaxing overnight accommodation, which you might like to offer to couples, or perhaps even as a stopover lodge, you able to accommodate up to 15 pilgrims.

If you're tempted to provide more than just breakfast for your overnight guests, you could offer hearty suppers, pub lunches, afternoon teas… You could even provide luxurious hampers picnics, especially if they are full of delicious local specialties!

AREA
The river village of Conques-en-Rouergue with its impressive abbey is one of the most famous sites to visit while following the Camino de Santiago route through France. The Sainte-Foy Abbey Church dominates this hilltop village and is an excellent example of Romanesque architecture. A tympanum, which depicts “The Last Judgment”, has been carved above the front doors of the abbey - and the tympanum is illuminated every evening from May to September in a mini sound and light show.

The Sainte-Foy Abbey Church and the stone bridge which spans the Dourdou below the village are both listed as UNESCO heritage sites.
