Description

Overview This well kept development has proved very popular since properties were first built and it's Countryside meets suburb setting may have something to do with just that. 41 Highlander Road is positioned about a 5 minute walk to the front of the development where there is a recently opened CO-OP. The new state of the art Primary School enjoys a "Good" rating and is a couple of minutes further by foot. And a couple of minutes to the right of the entrance is the popular "Rake and Pikel" Inn and an excellent hairdressers.

The Countryside is a few minutes' from the entrance and there are some green areas within the development, one of them opposite which you will be able to enjoy from your front facing windows. There are others around the development and a large field with a children's play park. The river is about a ten minute walk where there is a sailing club and a passenger ferry that runs throughout the summer which will take you across the river to the meadows. The City is about a ten minute walk from there taking in a little bit of Handbridge along the way before crossing the Old Dee Bridge. Alternatively, you can walk past the ferry, turn onto Christleton Road and you will reach the High street about 15 minutes later. Does this lifestyle sound like you?

Turning to the property itself and there is only one thing we can say - impressive! The hall features a warm high quality laminate/timber floor and white painted doors that lead to the cloak room/WC and to the living suite. The cloakroom has been fitted with a white wash basin with chrome mixer tap and a low level WC with a concealed cistern and water saving options,

The living suite is - Wow! One large space for contemporary modern day living and one where you will be spending more and more time with those that really matter and that is priceless. The dining area will be to your right and running the full width against the garden wall will be the lounge area. There is plenty of space here for a suite or for a larger corner sofa. There is provision for a floating wall mounted TV with cabling concealed into the wall. Glazed French doors open onto the garden which creates a fantastic arrangement on those warmer days. The flooring matches that of the hall and adds a real warmth to these lovely sections. There is a useful under stairs storage space.

Turn around and you are looking at the kitchen. The units are a stylish white gloss with chrome handles with surfaces and upstands being a contrasting granite effect. The cooking station has been cleverly set to two points in the kitchen with pan drawers, a four ring gas hob, splash back and extractor over to the left and a fan assisted oven that has been set at eye level into the matching units opposite. The recessed lighting really brings out the warmth of this lovely kitchen and there is a pleasant outlook towards the green from the washing and prep area. The fridge freezer, dish washer and washing machine are all integrated and the floor is a stylish darker tile. This beautiful living suite/family room set up is going to be just as fantastic for your friends and family gathering as it is going to be for your everyday living.

Moving upstairs and you have three bedrooms. The master bedroom enjoys an outlook towards the aforementioned green and features a built in double wardrobe. A further white painted door opens to the ensuite shower room.

The ensuite has been fitted with a glass and tile walk in shower where there is a two tone variation of tile and a chrome thermostatic shower. A wall hung wash basin with a chrome mixer tap and a WC with a concealed cistern has been set into the tiling. This clever design shows more of the tile and creates more space. Chrome water saving options have been set into the tiling and there is space for your toiletries on the tiled shelf that runs over the basin and WC. The floor has been laid to tile, there is a chrome heated towel rail and a mirrored medicine cabinet. This ensuite looks fantastic!

Bedroom two is a good double and enjoys an outlook over your garden. Bedroom three is a good sized single and also overlooks the garden.

For the upstairs this just leaves the bathroom and it has been given just as much thought in its design as the ensuite. This stylish bathroom features a deep panelled bath with a chrome mixer tap mid-way. There is also a chrome thermostatic shower and screen so two can shower at the same time, albeit in different rooms. In the same fashion as the ensuite, a wall hung basin allows for more of the tiling to be seen and once more the WC has been integrated into the tiling with a concealed cistern and chrome water saving options. The result - the bathroom looks much more spacious and contemporary. This bathroom looks and feels fantastic!

Moving to the garden and we have to say is a good size. Coming from the living suite/family room and you step onto a stone flagged patio where there is space for a suite. A matching path runs to the right of a lawned area towards the far end where there is a further section that has been laid to a matching stone flag. There is currently a shed here but this area could be used as a second patio perhaps. A timber gate opens onto the smaller parking area behind.

This is a property, a development and a neighbourhood that you have to see. Opportunities like this don't come to market often and when they do, they usually sell fast.
