AGENT's NOTES
1) The property does not have designated parking. It is our understanding however that a new owner can apply to Tewkesbury Borough Council to be registered onto the MiPermit Parking Scheme. 4 Mythe Road and The Stables, which are either side of the property, have done this.

Permits are currently less than £65.00 a year. Visitor permit bundles are also available. A bundle of 10 permits that last 1 day each are currently less than £15.00.

2) As of June 2024, the government's flood map shows the property is in Flood Zone 3 and states: Locations in Flood Zone 3 have a high probability of flooding. This means, in any year, land has a 1% or more chance of flooding from rivers, or a 0.5% or more chance of flooding from the sea.

The deceased owner's representatives have informed us that the property experienced flooding in 2007 but they are not aware of any flooring since that time.

3) The property does not have heating other than a radiator on the first floor landing that is fed from the hot water cylinder.

4) The property does not have gas connected to it currently however we are aware that gas supply is in the road.

5) The property is being sold on behalf of a deceased estate and probate has been applied for.

6) We do not have a date of construction for the property and it does not show up on the Historic England site as a listed property whereas it's neighbours, Numbers 2 and 4 Mythe Road do show as being Grade ll listed.
