The roof timbers and tiles appear to be in good condition, so turning part or all of the barn into living space should not be too costly (subject to planning permission).

First floor: A spiral staircase leads up to the first floor, with 2 double bedrooms and a single bedroom (or study). There is also a shower room with handbasin and WC at this level and a wide landing at the top of the stairs.

Barn : The barn can be accessed either from large double doors outside or from the laundry inside. There are 2 levels which are currently used for storage.

Heating : Combination of large woodburner and modern electric radiators.

Water and Electricity: The house is connected to both mains services. There is also a well in the garden which can save money for filling the pool and watering the garden.

Insulation: Most of the windows are double glazed. The walls and ceilings upstairs have apparently been well insulated.

Cellar: There is a small cellar underneath the main part of the house.

Roof: The tiled roof was restored not long ago and seems to be in good condition.

Drainage: The house is served by a soakaway which works adequately but doesn’t meet current regulations.

Swimming pool: Inground pool with chlorine filtration. Roman steps at one end. The liner is due for replacement.

Nearest towns with shops: Meyssac (6 kms), Brive la Gaillarde (28 kms). NB: Both towns have fantastic weekly markets!

Nearest airports: Brive Souillac (30 kms); Limoges Bellegarde (126 kms); Bergerac (149 kms)
