Introducing Falloden - an individual bungalow With Falloden you have a property with some differences and the first has to be with the gardens. There is a deep lawned garden that is rich in greenery to one side which you can enjoy from your lounge side facing window. This garden has been the pride and joy of the owner over the years and has an excellent variety of small trees, mature plants and shrubs and they look fantastic. To the opposite side of the property is the second garden, this time laid to flag but might be better suited to astro turf or Indian Stone for a neat and low maintenance alternative outdoor space. But where Falloden also really wins is with the strip of land across the road. Currently it enjoys a variety of low level trees, mature plants and shrubs just like the side garden, extending the length of the property and grounds across the road, a beautiful display in the sun. Now you can control your outlooks from your spacious lounge.

Speaking of the lounge, it is certainly different from the norm - a really good sized room with a pitched ceiling to the deeper end where a dining, study or display area flows into the conservatory.

The Kitchen diner is also a large room with the kitchen area being an extensive range of white fronted units with granite effect surfaces. The cooking section comprises of a four ring electric/halogen hob with concealed/pull out extractor and a fan assisted oven. The washing and prep area enjoys an outlook over your pleasant neighbourhood and a white painted door opens to the spacious utility room which opens onto the aforementioned second side garden. There is plenty of space for a table for eight or perhaps ten if desired to the dining area which is also front facing.

The conservatory is a good sized room which enjoys a green outlook. It is a place to escape and relax with a book or to just sit back and enjoy your favourite TV or a film.

The master bedroom could be described as larger than expected. The bed area comes first with a fitted dressing table and drawers for simplicity. This section opens into a good sized dressing area where there is a full run of wardrobes. To the right is the ensuite shower room that features a glass and tiled shower cubicle with chrome thermostatic shower. A wash basin and WC with concealed cistern and water saving options makes up the suite. The tiling was certainly the right choice. It could be described as timeless and the recessed lighting brings the colour out during the evenings.

Bedroom two is a double and also benefits from fitted wardrobes. The third bedroom is a single but could be equally useful as a study or hobby room.

For the inside of Falloden this just leaves the bathroom which was featuring a deep bath with chrome mixer tap and a chrome thermostatic shower with folding glass screen. The wash basin has been set on a two door vanity unit and the WC has water saving options. The tiling was the right choice and we were impressed that the side of the bath has been tiled to match the style of the floor.

The garage is larger than a single and subject to design limitations and any needed permissions, could be incorporated within the accommodation in the form of a garden room with a particularly nice outlook and bi folding doors maybe?
Falloden is a property that you really have to see. It is something a bit different where the previous owner lived very happily for so many years.
 

The Rowton Lifestyle Rowton has always been a highly sought after village where property sells fast. The village adjoins the equally popular picturesque village of Waverton where you will find the aforementioned amenities and all are within a 2 to 5 minute walk. The dog groomers and barber are the latest additions and come first. Cross the road and it is the Primary School, the Surgery and Village Hall where you can enjoy coffee mornings amongst other activities and the monthly Cinema. Behind the hall is the playing field with a Children's play park and it is here that the village fete is held.

If you were to walk over Eggbridge and a couple of minutes further, you will come to the parade of shops where you will find the One Stop, the Pharmacist, excellent fast food, deli and hair dressers.

The lifestyle is ideal if you love the Countryside. The tow path is a great place for walking, jogging or cycling. The Canalside "Cheshire Cat" is a pleasant 20 minute walk from the bridge, pop in and enjoy their excellent delicious full English breakfast on your walk along the tow path in the direction towards the City. A little further and you reach the popular "Ring O Bells" in the heart of Christleton or walk along Brown Heath Road from Waverton shops and you will arrive at "The Plough" gastro pub. The Waverton Arms recently opened and is just a 5 minute stroll. All have earned their reputations and will always offer a warm atmosphere with an excellent range of quality food and drink - guaranteed!

There are Golf Courses in Waverton, Vicars Cross and Handley with more a little further away. The beautiful Carden Park complex includes a hotel with health club and Spa. There are two courses and one is a Jack Nicklauss Championship course - one of only 5 in the country and about a 20-minute drive from home!

You will also find a good choice of Country Clubs with gyms and Spas within a short drive too. Water sports, an aquatic play park and café can be found at Manley Mere.
