Description

A charming detached bungalow with large garden and garage, set in an enviable position within Colwall, close to the village amenities.

Porch - Entrance Hall - Sitting Room - Kitchen Breakfast Room - Two Bedrooms - Shower Room - Garage - Store Room - Private Driveway - Front Garden - Large Rear Garden

The property enjoys an elevated position set back from Walwyn Road, backing onto fields, and with excellent views of the Malvern hills. Positioned just down the hill from the village's main amenities at Colwall Stone, the property enjoys a private and peaceful spot a short walk away from the more densely populated parts of the village.

The property would benefit from some modernisation but it has lots of scope to modernise or extend (subject to consent).

The property follows an L-shaped plan and is constructed of brick cavity walls under a clay tiled hipped roof, with large windows, and capped brick chimney stacks on each flank. The accommodation is arranged over one floor, and it has a large loft space which may be appropriate for conversion into more accommodation (subject to the necessary consents required). The accommodation is light and bright with high ceilings, well-proportioned rooms and large picture windows. The property sits within a generous plot of approximately 0.23 acre, with a pretty garden and private driveway at the front, and a large garden to the rear.

Colwall is probably the most sought-after village in Herefordshire situated on the western (sunny) slopes of the Malvern Hills within the Malvern Hills Area of Outstanding Natural Beauty. It has a vibrant and welcoming community and a broad range of amenities, including; a mainline train station: two public houses; post office; village stores; a hotel; a fine butcher shop; two cafes; a doctors' surgery; a pharmacist; pre-school; two renowned preparatory schools; primary school; churches; Thai restaurant; village hall; library; historic cricket ground, and football pitch. There are also visits from a mobile fishmonger and fish & chips van.

THE PROPERTY

The property is approached via a sloped tarmac driveway from the road which leads to double wrought iron gates, then onto a driveway at the front and side of the property, where the driveway continues down the side to a garage, set back from the property.

A part-glazed uPVC door, flanked with windows opens into a spacious porch with exposed brick walls, quarry floor tiles and a large picture window on the side. This leads to a hallway via a timber glass panelled door flanked with obscured glazed windows.

From the hallway, there are doors to the sitting room, bedrooms, shower room and kitchen breakfast room. There is wood effect laminate flooring, a radiator, hatch to a large loft space, and a pendant light.

The sitting room is light, bright and spacious. It has a dual aspect with large windows at the front and back. There are views over a pretty garden at the front with British Camp in the background and lovely views over the garden at the rear. It has carpeted floors, a central electric fireplace, pendant light and radiator.

The kitchen breakfast room is at the back of house. It has linoleum flooring and fitted wall and base cupboards with composite worktops with tiled splashbacks. There is an inset four-ring gas hob with extractor above and an eye-level electric oven. There is space and plumbing for a dishwasher, a stainless steel sink and a drainer with a mixer tap below a large window overlooking the rear garden. There is an airing cupboard, and a pantry with fitted shelvings and an obscured glazed window. There is a wall-mounted gas combi boiler, and a timber back door leading to a vestibule which has doors to the garden, driveway and a storage room.

The shower room is part tiled with linoleum flooring. There is a walk-in shower cubicle with a mains-fed shower, a pedestal basin with mixer tap with light and a shaver socket above. There is a WC and radiator, a metal framed obscured glazed window and a ceiling light.

There are two bedrooms, both carpeted and with fitted wardrobes, and pendant lights. The bedroom at the rear enjoys a view over the rear garden, and the bedroom at the front has a dual aspect and views of the Malvern Hills.

OUTSIDE

The garage is set back from the house and has a concrete floor, brick walls with a corrugated roof, timber doors and a window at the back. There are light and power sockets, fitted shelves and a wall-mounted cabinet.

The front garden comprises a lawn bounded by mature hedges and deep well-stocked flower beds.

The rear garden extends approximately 40m from the back of the garden to the rear boundary. There is a southwest-facing patio immediately at the back of the house, and a large lawn with flower beds. This extends to a further lawn at a lower level. The garden is bounded by timber fencing and hedging, with mature trees at the bottom boundary.
