Description

Exceptional residential estate with fishings in pretty setting on the Border Esk.

Description

The combination of a Georgian house, two cottages, extensive outbuildings, parkland and grazing, adjacent to attractive and productive sea trout and salmon fishing is most unusual. This is particularly so in south west Scotland, where much of the land is owned by large long term landowners, and hidden gems such as Broomholm therefore rarely become available.

Broomholm House is at the centre of the property, reputedly built for the Earls of Nithsdale, part of the Maxwell family, in 1749. The house is ‘B’ Listed and has a classical south facing Georgian façade. The accommodation flows well and has an excellent balance of reception rooms for entertaining and bedroom accommodation, all over three levels.

The property retains many fine period features and a light and airy interior along with generous Georgian proportions.

The present owners have carefully upgraded the interior to offer a stylish and modern specification. The open plan ground floor accommodation comprises sitting room, drawing room, dining room, morning room and study. The spacious kitchen is well-equipped with and a range of high and low mounted cabinetry, with handy utility room and larder off. An accessible double bedroom with ensuite completes this level.

There are four bedrooms on the first floor including the principal with ensuite and dressing room, and main bathroom.

There are a further two attic rooms on the second floor offering flexible space which could be used as additional bedrooms if required.

Broomholmknowe and Broomholm Cottage
Broomholm has two charming detached cottages, each set in their own gardens with space for parking. Most recently these cottages have both been run successfully by the current owners as holiday lets.

Broomholmknowe is located off the entrance to the driveway and comprises three bedrooms, one with ensuite, sitting room, kitchen, main bathroom and shower room.

Broomholm Cottage is located in an elevated position by the courtyard and has two bedrooms, one with ensuite, sitting room, kitchen and main bathroom.

Broomholm Fishings
The top beat of the Broomholm fishings comprises approximately 0.85 miles of single, left bank fishing. One of the principal features of this beat is the island. This tranquil haven is accessed via an arched bridge built in Victorian times and has been planted with a variety of shrubs. The bottom beat comprises approximately 0.66 miles of single bank fishing.

Garden and Grounds
Broomholm is situated at the end of a long private drive lined with mature specimen trees, from which there is a spectacular vista of the river and a glimpse of the island.

The main garden is situated to the south of the house and is laid predominantly to lawn, flanked by rhododendrons and azaleas while conifers and beech trees provide privacy and shelter. To the west of the principal lawn the land slopes away to a terraced track skirting the western periphery of the garden. From here, it is only a short distance down over to the north banks of the river.

Adjacent to the house is a range of ‘B’ Listed outbuildings arranged as a ‘U’ shaped courtyard. These originally included stabling, byres, pig styes, workshop and former staff flat. Subject to planning consent, these buildings provide scope for further development.

Location

Carlisle 20 miles
Edinburgh 78 miles
Glasgow 100 miles

Broomholm is situated in glorious Borders countryside, approximately two miles to the south of Langholm. This is one of the genuinely rural areas in Scotland, with a small population, no major conurbations and a landscape characterised by rolling farmland, heather hills and the spectacular coastline of the Solway Firth.

Accessibility is, however, excellent. The M6 motorway provides a fast link into the heart of England and Carlisle railway station is on the main west coast line, with journey times to London taking just under four hours. Langholm, “The Muckle Toon”, is a thriving local centre and the first of the Border towns, known for its tweed mills – the home of Reid & Taylor and Edinburgh Woollen Mills; rugby sevens; and host to the Common Riding in July. The town has an active sense of community and enjoys good local facilities, as well as both primary and secondary schools. Further afield, Carlisle (20 miles) has a wide range of professional services and shopping facilities, as does Hawick (20 miles) to the north.

In addition to the Border Esk, the Tweed is only 40 minutes away, and the Eden, Annan and Nith offer excellent fishing in close proximity. There is good trout fishing on local lochs and spectacular driven and walk-up shooting on local estates. Langholm has a nine-hole golf course, and there are a total of 30 courses in Dumfriesshire and Galloway, including one of the best links courses in the country at Southerness. Riding has always been a focal point for the community, with the Buccleuch and local Liddesdale Hunts and traditional Common Ridings in other Border towns. Good local livery facilities are available in addition to the potential stabling at Broomholm.
