Description

Situated in a quiet cul-de-sac in the ever-popular village of Burghfield Common is this beautifully presented ‘Charles Church’ four bedroom, two bathroom family home with double garage and charming rear garden. The property has been upgraded and improved by the current vendors and offers a fantastic opportunity for a growing family.

Ground Floor
Entering the spacious hallway, it is immediately apparent that this property is in very good order and has been looked after meticulously. From the hallway there is access to the cloakroom, kitchen/breakfast room and the bright and airy open plan living/dining room with doors leading out to the garden patio area. There is also a utility room giving internal access to the garage and further access to the garden via the garage rear door.

First Floor
Stairs rise to the spacious first floor landing giving access to four well-proportioned bedrooms, the principal having contemporary en-suite facilities. There is also the modern family bathroom. If you felt you needed even more space, there is potential to extend either over the garage or to the rear (STPP). The current vendors were considering this and did gain planning permission, but this has now lapsed as they decided they didn’t need the extra space.

Outside
The property is approached via a double driveway with driveway parking for two vehicles and access to the attached double garage. To the rear of the property is a well-maintained and enclosed garden with a paved patio area, ideal for al-fresco dining. There are also shrubs, trees and a good sized lawn.

Location
Situated just outside of Reading with a long history dating back to the Doomsday Book and having good transport connections as well as gorgeous surrounding countryside, Burghfield Common is perfect for family life. The area is known for its beautiful scenery and is a popular destination for nature lovers, hikers, and birdwatchers and the nearby Wokefield Park Golf Club provides a wide range of leisure facilities too. Wokefield Common nature reserve is a tranquil site with a good network of paths alongside ponds and streams to explore. For any budding sailors, Burghfield Sailing Club meets at a lake around the River Kennet and has an excellent sailing centre for anyone wanting to learn.

There is a regular bus service to/from Reading, as well as mainline railway stations at Reading and Theale - perfect for commuting to London. We’re around an hour and a quarter’s drive and 25 minutes by fast train into the centre of London and Heathrow airport is approx. 45 minutes away. Slough and Swindon are all accessible through the nearby M4 motorway, while Basingstoke is only half an hour away via the A33.

There is an excellent range of schooling from playgroups to secondary schools both in the village and surrounding area. There is also a superb range of facilities including Tesco Express, a chemist and a health centre, village stores, greengrocers, pet shop, bakery, vet, churches, post office, village hall, recreation grounds and a leisure centre which has a swimming pool and a gym. There are also numerous country pubs within a few miles drive.
