LOCATION

A charming little Conservation village on Lincolnshire’s Cliff, Coleby is situated just off the A607, 7 miles south of the city of Lincoln, and is an ancient village which has known Roman, Saxon and Danish settlers before the Norman Conquest of 1066. The Church of All Saints, at its heart, dates to Anglo-Saxon times. It has a thriving community which hosts a wide variety of events and has a small but excellent village school and local community pub, The Tempest Arms, which, like Hill Top Farm, sits on the Cliff edge and has stunning views from its garden across the valley.

Neighbouring Navenby village has some further excellent amenities whilst Lincoln, with its Cathedral Quarter which encompasses the Castle, offers history, culture and cuisines along its cobbled streets. The transformed Cornhill Quarter provides superb shopping facilities and complements the main precinct. A regular bus service runs along the A607 to and from Lincoln on an hourly basis.

For serious equestrians, Arena UK is only 17 miles away, about a half hour drive.

Coleby has a small C of E primary school rated Good by Ofsted, an easy walk from the property. For secondary education, co-ed state schools Sir Robert Pattinson Academy and North Kesteven Academy in North Hykeham, 6 miles northwest (about 10 mins) are both rated Good by Ofsted. In Sleaford, 12 miles (about 20 mins) to the southeast, there are some highly sought after state grammar schools: Carre’s Grammar School (for boys with a mixed 6th form) and Kesteven & Sleaford High School (for girls) as well as St.George’s Academy, all of which are Ofsted-rated Good. Popular schools in Lincoln itself, about 10 minutes away, has The Priory Academy LSST rated Good and the independent Lincoln Minster Schools (both prep and senior).

“It’s a unique house in a very special tranquil place and rare to have so much land. We came here about eighteen years ago after my grandfather had lived here for a couple of years as it was ideal for all my horses. The farmhouse was a seventies build which we completely gutted and encompassed in solid, thick stone so parts of the old bit are three layers thick. Only two years ago we extended the accommodation by building where the adjoining garage was at the back. We created a large games room with French doors onto the rear patio and the big en suite bedroom with vaulted ceiling above.”

“It’s an extremely light and airy house and the kitchen is exceptionally large. It was fitted to my design only a year ago with special worktop that looks like slate with copper streaks running through it. The taps are in complementing copper. Although the rest of the house has timber floors, the kitchen, which has underfloor heating, has ceramic tiles that look like wood. All the appliances are top brands like Bosch, Neff or Siemens.”

The rear patio is south facing where there’s a raised pond home to our koi carp; it has a lion mask spout and a fountain in the middle. It’s a great party house with the games room having a bar with a pump for a beer keg, doors that open onto the patio and a pizza oven outside”

“We have a large summerhouse which is currently set up as a gym - it even has air conditioning. Beside the summerhouse is part of the original stone wall perimeter of Coleby Hall; it’s on a corner with a beautiful arched window.”

“The paddocks, which are mainly enclosed by native hedging, stretch down to the bottom where we own the lane. This allows easy access onto the land and where the stables are situated. We have security cameras that cover everything. There are three timber stables and a tack room with hard-standing, a water supply and a field shelter or agricultural store. The land is rather special as it is slightly ridge and furrow.”

“The wildlife here is incredible. We see roe deer, muntjac, foxes, hares, bats, red kites, garden birds and swallows by the stables. There is an old drainage pit which is shown on the main deeds that has a big willow tree beside it. It is naturally filled with water and we have allowed it to remain wild; it’s a haven for newts.”

“Coleby is a lovely little village overlooking the valley with a church, a good primary school and a nice pub serving food. Although we are on the edge, everything is within walking distance and there are fantastic walks and rides from the doorstep.”
