Description

An extremely well-presented 6 bedroomed detached family home in the Somerset hamlet of Dolberrow, on the edge of the Mendip Hills. Arboretum occupies a unique position in a secluded setting, with a backdrop of historic woodlands but with the amenities of the village of Churchill within walking distance. This attractive house, originally dating from the 1950s, has been improved and extended by the present owners to create a warm and bright family home. The spacious accommodation includes a sitting room, kitchen/breakfast room, utility room, family room and cloakroom on the ground floor. Upstairs is a principal bedroom suite with en suite shower room and walk-in wardrobe, an en suite guest room and a further 4 double bedrooms, with bedroom 6 currently used as a study. Outside are mature landscaped gardens, a double garage and driveway parking for several vehicles.

The house has undergone a programme of works in 2010 including new uPVC windows, upgraded insulation and the roof has been reinsulated and retiled, all giving the house a high energy efficiency rating. The exterior has also been upgraded with the addition of a new porch. The double garage has electric up and over doors, power and lighting and installed with an alarm system.

Arboretum is approached via a no-through country lane with a five-bar gate leading to a paved driveway, with parking for several vehicles. The front porch, with bench seats and storage for boots and shoes, leads into a welcoming generously sized hallway with oak flooring and plenty of storage space including a cloaks cupboard and three understairs storage cupboards.

Leading off to the left is a cosy sitting room with log burning stove in a Minster fireplace, engineered oak flooring and window overlooking the front garden.

The stunning bright and airy, dual aspect kitchen/breakfast room has solid oak flooring, a range of cream shaker-style units with dark granite worksurfaces, an integrated dishwasher and further cupboards and wine fridge in a peninsular unit. There is plenty of space for an American style fridge/freezer and range stove. Further storage space can be found in a fabulous walk-in pantry. At one end of the room is a dining area with French doors leading out to the outdoor terrace. Off the kitchen is a utility room with slate tiled flooring, further storage cupboards, a double Butler sink, , plumbing for washing machine and stable door to the rear garden.

This room leads on to the light and spacious family room, with oak flooring, a multi fuel stove, two French doors to the terrace and a glazed door to the hallway.
A cloakroom with WC and basin completes the accommodation on the ground floor.

Upstairs
A staircase with oak balustrade leads to a wide landing with Velux roof light and a roof pipe allowing in lots of natural light. Off this are 6 good sized double bedrooms and 3 bath/shower rooms and plenty of storage, a linen/airing cupboard with radiator and access to the loft areas.

The impressive dual aspect principal bedroom suite has a vaulted ceiling, and French doors with a Juliet balcony overlooking the rear garden. The suite includes a deep walk-in wardrobe with shelves and lighting and a contemporary styled shower room with double width walk-in shower, WC and basin.

The second/guest room has an attractive en suite with freestanding bath, basin and WC.

There are four further bedrooms, two of which have built-in storage cupboards.

The sixth bedroom overlooking the front garden is currently used as a study.

The beautifully appointed family bathroom has a bath with shower over, basin and WC.

Outside
Arboretum has a plot of over a third of an acre with lush, landscaped gardens to front and rear. To the front is a flat lawned area, surrounded by mature bushes and shrubs and to the rear is a lovely, paved terrace, suitable for outdoor family dining and barbecues. Continuing up the gently sloping rear gardens, there is a chicken coop as well as an impressive, decked area and covered in wisteria, which is a cool spot in the summer and a lovely spot to have drinks or party. At the top of the garden a gate leads out a woodland path. From here great walks can be enjoyed around Dolberrow, an ancient Iron Age Fort and in the woods beyond. The garden has a variety of pathways, mature trees and shrubs and offers much scope for the green-fingered.
