Description

Enjoying fantastic rural views, impeccably presented throughout, benefitting from landscaped garden and within walking distance of Nantwich along a picturesque canal, a stunning 1809 square feet barn.
Comment from Robert Reed of Gascoigne Halman

This area is home territory for me and accordingly a particular pleasure to offer for sale. This lovely barn is offered for sale with no ongoing chain and offers a great number of benefits, not least Snugberrys Ice Cream being only two minutes away!

Henhull is a little know hamlet, just two north of Nantwich. The area links in naturally with the adjoining villages and hamlets of Acton, Worleston, Poole and Aston Juxta Mondrum. One of the very significant selling points of this location is the ability to walk into the centre of Nantwich along the canal, with no need to get in a car, as a pavement directly links the subject development to the walkway. The barn is in catchment for very well regarded and popular schools.

Offered for sale with no chain, the barn itself is rich in character and offers light, spacious and versatile of considerable size, extending in total to over 1800 square feet. I was amazed when I set through the door and was greeted with such a large and impressive dwelling.

The most notable recent change is the first impression in the large entrance hall, where the current owner invested heavily into a bespoke oak and glass staircase. This is not only visually stunning but is also built to last with high grade materials.

Thereafter, the barn continues to offer impeccably presented living space, which is far larger than you might originally anticipate. The breakfast kitchen overlooks the south facing garden and the overall ground floor footprint is very flexible with lots of break out spaces, ideal for family life.

At first floor level is a particularly impressive principal bedroom which has a contemporary shower room. Two further bedrooms on this floor are served by a family bathroom.

As already mentioned the garden is south facing and beautifully planned and stocked. Mainly laid with astro turf, there is also a large Indian stone patio, pergola, hot tub, summer house and very useful storage options down the side boundary. The eye is continually drawn to the open views of countryside that directly adjoin the garden. To the front, there is more than ample parking.

A drive by viewing does nothing to tell the full story of this barn and I would thoroughly recommend booking a viewing to get over the threshold and fully understand all it has to offer.

If you call in for an ice cream on your way home, mine is salted caramel please!

Accommodation and dimensions

As detailed on floorplan

Location

The subject property is located about 2 miles north of the market town of Nantwich. There is a primary school in nearby Acton village and the nearby settlement of Worleston has a bakery / grocers, church, primary school, refurbished pub restaurant and excellent walks.

The village is located fifteen minutes from the highly sought-after village of Tarporley and just five minutes from the popular market town of Nantwich. Tarporley has an attractive High Street with a wide range of independent shops and restaurants, and Nantwich complements this with additional boutiques, high street shops and an active events calendar.
Nantwich has two secondary schools with Malbank being within catchment. Independent schooling is available at Kings' and Queens' in Chester, Abbey Gate College in Saighton and the Grange in Hartford.

The City of Chester (19 miles) is one of the North West's leading retail and commercial centres serving a catchment area extending from Manchester to Shrewsbury and covering the whole of North Wales. Chester also gives access to the motorway network providing a link to other North West and Midlands conurbations and to Liverpool and Manchester airports.

The property is only 6.5 miles from Crewe where there is a direct and regular rail service to London Euston (from 1 hour 34 minutes)

Directions

Leave Tarporley village in the direction of Nantwich and at the traffic light junction with the A49 take a left turn. Upon reaching the `Four Lane Ends¿ crossroads with the Indian Restaurant on the right hand side, continue straight on the A51 Nantwich. Proceed along for several miles passing through the village of Alpraham and Calveley. Having passed Snugburys Ice Cream farm on the right you will soon reach a crossroads. Take the left filter and proceed in the direction of Nantwich. The entrance to the subject property will be found on the left hand side, clearly identified by a Gascoigne Halman `for sale¿ board.
