Description

Built in the late 1970’s with brick elevations under a pitched tiled roof, Vine House has since been imaginatively extended (in 2003/4) by the current owners with the addition of a new drawing room, study and two double bedrooms both with en-suite bath/shower rooms at first floor level. In addition, a new two bay oak framed car port with store was also added. Vine House appears to be in very good condition with spacious accommodation over ground and first floor levels. The majority of the reception rooms, with the exception of the study, have a lovely south facing outlook over undulating countryside. The rooms are well proportioned with good ceiling heights and are light and bright. Other attributes include a direct pressure plumbing system (installed 2 years ago), a well fitted kitchen and good quality bathroom fittings. On the first floor there are five bedrooms, three of which are doubles with en-suite bath/shower rooms, two with underfloor electric heating.

The property is approached off a quiet lane through black wrought iron gates which lead onto a gravelled car parking and turning area adjoining which is an integral garage with electric up and over doors, with power and light and storage area above. At the end of the gravel drive there is also a two-bay car port with power and light and large store. At the front there is a grassed area with a tall laurel hedge bordering the lane. The majority of the garden lies to the rear flanked on both sides by tall evergreen hedging. The garden is principally laid to lawn with a mature willow tree and bordered by a small stream. There is an attractive terrace extending the full length of the rear façade with raised flower and shrub borders. There is a timber garden shed.

Vine House is situated on the southern outskirts of Shroton, which lies midway between Shaftesbury and Blandford Forum. It is a pretty and popular village with The Cricketers pub, a cricket ground, a large village green and a children’s playground. The neighbouring village of Iwerne Minster has an excellent post office/village store, a pub, a children’s playground and an excellent café (The Writers Block) at Clayesmore School. For a wider range of facilities there is the Saxon hilltop town of Shaftesbury to the north, and the Georgian town of Blandford Forum to the south. Both Blandford Forum and Shaftesbury have a wide range of shops including supermarkets, delicatessens, cafes, doctors and dental surgeries, libraries, an arts centre, veterinary surgeries, small hospitals and schools. There are mainline railway stations in both Tisbury and Gillingham (London Waterloo) and the A303 lies some 13 miles to the north giving access to the south west and London, via the M3.
