LOCATION
The village of Trecynon is a suburb of the town of Aberdare which is located less than a mile or so to
the south. There is easy access to the town and the village via the A465 Heads of the Valleys trunk
route with the town standing at the head of the Cynon and Neath Valleys. It also connects via the
A470 Trans Wales trunk route which, together with the A465 Heads of the Valleys road, results in
excellent communication links and easy motoring time to both the capital city of Cardiff and Swansea.
It also stands on the edge of the Brecon Beacons National Park which is just some 2 miles distant at
the nearly village of Hirwaun.
The subject property, The Bridgend Inn stands at the edge of a residential street on the roundabout
adjacent to the A4059 bypass and backs onto the River Cynon to which it has extensive garden area
which could be further enhanced. The property provides 2 bars and an unused catering kitchen at
lower ground floor level and 6 en suite bedrooms at first floor and which are currently utilised for
letting/bed and breakfast purposes.
TRADE AREAS
ENTRANCE into MAIN BAR AREA which is an attractively finished room with part exposed stone walls
(these are emulsioned), part-beamed ceiling and open fireplace with cast iron solid fuel burner
installed. The room has part boarded and part nonslip flooring and assorted seating currently
arranged for 34 customers. Fully equipped BAR SERVERY which has panelled frontage. Double door
access into a GAMES ROOM which also has access onto the trade garden. The room has part boarded
and part carpeted floor and houses a pool table and darts throw and assorted seating for 20 or so
customers but could seat more.
REAR HALLWAY housing a set of LADIES' and GENTLEMEN'S CUSTOMER TOILETS.
At lower ground floor level is the TRADE KITCHEN which is not currently fully furnished but has
nonslip flooring, part-tiled walls and some catering effects. There is a PREPARATION ROOM adjacent.
Also at lower ground floor level is the BEER CELLAR with delivery access from the side of the
premises. There are also additional storage facilities.
LETTING ACCOMMODATION
At first floor the former owners accommodation has been converted to six en suite letting bedrooms,
two of which are of double size and four of single size.
EXTERNAL
To the rear of the property is an area which is currently utilised as a TRADE GARDEN. It had
previously been a car park with space for 20 or so vehicles. There is a lawned section on the former
car park which has a marquee providing a large, covered space. There are 'A' frame picnic style
bench seats for 30 or so customers but this area could seat more. The garden runs down to the
adjacent River Cynon which it overlooks. To the front of the property is an enclosed BEER GARDEN
which stands either side of the main entrance and currently has picnic style bench seats for up to 40
or so customers.
