Description

Jon-Paul Brampton presents..."The Old School House', a spacious period family home situated on a generous plot in the idyllic Buckinghamshire hamlet of Ivinghoe Aston.

The property

Dating back to the early 1800's this former Victorian School has been extended and re-imagined over the years to become a spacious and characterful family home. Located at the foot of Ivinghoe Beacon within the Chiltern Hills, and situated in the idyllic hamlet of Ivinghoe Aston, this home offers the feel of a semi-rural lifestyle whilst benefitting from the amenities of nearby market towns like Tring and Leighton Buzzard.

Essentially the original Old School House remains with the addition of a more modern two storey side extension which is set back from the original building. This allows for an entryway comprising an inner porch with space to hang coats and shoes. There is a good size kitchen/breakfast room with a generous range of cupboards and a stunning AGA cooker taking centre stage, well we are in the country right? With room for a table and chairs and a rear outlook this a pleasant space. To makes thing really practical there is a separate adjacent utility room which offers access out onto the garden. Perfect for use as a laundry or boot room. There is also a further reception room leading from the kitchen which could be used as a playroom, study or dining room.

As we step from the modern extension into the original building we find a stunning dining room, vaulted ceiling and wooden beams provide immense charm. This leads through to a good size living room, a large Inglenook fireplace sits centre stage with generous space for sofas and chairs. Low wooden beams and period details make this such a charming space, and you can imagine sitting in front of a roaring fire in the winter The period drama continues with a further adjacent reception room, currently used as a music room and also incorporating the original front door access from its historical roots. There is a also a large rear conservatory which offers either the potential to upgrade or simply to be used as a large garden room.

In keeping with all its character charm, this home has two staircases to the first floor. The first is situated in the music room and leads up to two double bedrooms. A glorious main bedroom with vaulted ceiling and exposed beam detailing. Stunning views and a generous space make this a glorious room. Accessed from the inner hallway adjacent to the kitchen is a second staircase, this leads up again to the main bedroom (which has two entryways), two further double bedrooms ( one with an ensuite shower room) and a family bathroom.

The views from the first floor are sensational and directly aimed a Ivinghoe Beacon itself. Externally there is a generous gravel laid driveway to the front and side. There is gated access to the rear Southerly backing garden. Generous in size with a mature leafy backdrop and countryside beyond. There is a large lawn area, perfect for the family, and a double garage set back to the side.

There is so much house here, flexible in the way one could use it and with plenty of potential to make it your own family home in a truly idyllic location! But please do not just take my word for it, browse the photos, watch the video tour and study the floorplan. Then if you think this could be the home for you give me a call to discuss and arrange a viewing.

The location

Situated along the foot of the Chiltern Hills, Ivinghoe Aston is a idyllic Buckinghamshire hamlet surrounded by rolling countryside with views of Ivinghoe Beacon and the Dunstable Downs.
