Description

Moments from the sandy dunes and beaches of Camber Sands, this modernised five-bedroom house has all the essentials for easy seaside living. The exterior is defined by black timber cladding, while the interiors, drenched in a beautiful coastal light, make use of a soft, contemporary palette. Outside, a west-facing garden includes an outdoor shower and space for sunset lounging after long days at the beach. Only slightly further afield are the cobbled streets and bustling cafés of Rye, a 10-minute drive away.

The Tour

The house occupies the plot closest to the beach on Sea Road, a quiet, no-through residential street in Camber Sands. Tucked behind a neat front yard, the primary entrance leads into a bright hallway, where grey porcelain tiles run underfoot and flow throughout the ground floor.

The main room is open-plan in nature, with the living area placed to the front next to a bank of windows. A wood-burning stove with an exposed flue sits on a ceramic tiled hearth with white and pink tiles in a triangle design. The dining area sits next to a bank of glazed doors and panels that ensure natural light abounds. There is generous cabinetry here, including a wine rack with a terrazzo countertop above.

The kitchen also makes use of beautiful terrazzo in its wraparound countertop that curves around to form a breakfast bar overhang with space for three stools. Warm-toned ply-fronted cabinetry flows beneath, while a window above faces the rear garden. A six-ring range sits opposite a wide stainless steel sink and open shelving offers plenty of space for displaying a favourite recipe book. A door on one side opens into a useful utility area grounded by painted floorboards and with plenty of storage. From here is a smart WC.

Stairs at the front of the plan reach up to the first floor, with treads and risers painted a delicate taupe and white respectively. Upstairs, there are four bedrooms, each finished in a soothingly neutral palette.

Timber floorboards and timber wall panelling, both painted white, lend a seamlessness feel to the main bedroom, which has generous storage in the form of ply-fronted wardrobes. An immaculate en suite is finished with orange, taupe and purple accents and has a walk-in shower behind a black-framed screen. The second largest bedroom also has plenty of built-in storage.

A family bathroom completes the plan, with a walk-in shower to one side. A frosted window draws in plenty of light and brings to life joyful yet subtle pops of olive green.

The former garage has recently been converted to flexible additional living space. The interior follows a similar style, with pine ceilings and birch ply doors forming bespoke joinery. A further bathroom, also with a walk-in shower, can be found here.

Outdoor Space

Wide and thoughtfully demarcated, the garden is bounded by lateral slat fencing and olive green-painted blocks. The garden is the perfect spot for relaxing after a day on the dunes, with an outdoor shower, hot tub and barbeque. Planted beds house pampas grass and fern trees, and there is a black timber shed useful for stowing away garden tools. Just beyond the open-plan living spaces, a terraced area is brilliant overspill entertaining space in the warmer months.

The Area

The house is close to the wide sandy beaches and dunes of Camber Sands, an impressive five-mile stretch of unspoilt sandy beach located in East Sussex, close to the border with Kent. It has one of the purest and longest dune systems on the south coast, and the only one to be found in East Sussex. Camber sits on the edge of Romney Marsh, dubbed 'The Fifth Continent' by 19th-century author Thomas Ingoldsby for its natural beauty, diverse habitats, extensive coastline and rich history.

In the immediate area is the famous Rye Golf Club links course and Rye Harbour Nature reserve, which lies within a large triangle of land extending south from Rye, along the River Rother, past Rye Harbour to the sea, westward to Winchelsea Beach and northwards along the River Brede.

Camber Sands and Greatstone are also considered to be among the best and most popular kite and windsurfing beaches on the south and east coasts.

Within a 10-minute walk is the excellent Gallivant, a well-regarded dune-side restaurant with a bar, beach huts and rooms. A few minutes walk from the house is Camber Landing, a new venture that offfers coffee, deli, beer and cocktails. The historic town of Rye is approximately four miles away, a 10-minute car journey, and has a wide range of local shops, pubs, and restaurants. It can also be accessed via an off-road cycle route from Camber, taking around 20 minutes. The popular towns of Hastings and Tenterden are easily accessible.

With its wide range of shops, pubs, restaurants, and train station, Rye is approximately a 10-minute drive away, with services from Rye to London St Pancras taking about one hour. Ashford International is about 20 miles north, providing links to the continent and London via the high-speed line, with Stratford International and St Pancras International within one hour door to door.

The popular towns of Hastings and Tenterden are easily accessible. Dungeness and the beaches at Winchelsea and Pett are a short drive away.
