Location

In recent years, this area of the seaside resort of Lozenets has emerged as a prestigious area for beaching and living, given the extensive sandy stretch of the Central Beach and several luxury buildings, for example, the Belle Époque Beach Residence, that has been built next door. Lozenets' best beach area is right here - the beach in front of The SPOT beach bar, offering luxury sunbeds and umbrellas with first-rate all-day services. In the immediate vicinity, on the sandy beach itself, are also the Kite Surf Park Lozenets surf school, the renowned Djanam restaurant, the Living Room and Gypsy beach bars. The centre of Lozenets resort, with its famous restaurants and entertainment options, is an 8-10 minute walk away!

Parameters

The plot has an area of 4431 sq.m. and occupies a strip with frontage on the beachfront, with a length of about 70 meters, with the last 1/3 of the plot passing on the second line behind the existing residential building. The property has frontal sea views over the beautiful bay of Lozenets and the picturesque rocky Ambelits Cape.

All necessary infrastructure including electricity, water and sewerage is laid to the borders of the plot. The plot does NOT fall within the 500-meter zone around Coral Beach, in which construction is not allowed.

Currently, the plot has the status of agricultural land, but documents have already been submitted to change the intended purpose of the plot for development, with the proposed development parameters:
Maximum density - 25%;
Maximum intensity coefficient - 0.5;
Height - 5.5 metres.

The future parameters of the plot, after completion of the process of its regulation for development, will allow to building a number of detached two-storey villas, semi-detached houses or terraced houses (townhouse type), which will form an elite cottage village on the seashore.

Note 1): The plot is located OUTSIDE the 500-meter zone around Coral Beach, in which zone no construction is allowed. Therefore, the land can be freely developed after the completion of the initiated regulation procedure.

Note 2): The plot cannot be divided and sold in smaller pieces. The indicated price is for the sale of the whole plot of 4431 sq.m.

Note 3): Given the current status of the land, no VAT is chargeable on the sale (the deal is VAT-free).
