Description

Situated on a peaceful, tree-lined street in Stoke Newington, this apartment has been meticulously renovated and updated for contemporary living. Unfolding over the lower-ground floor of a traditional Victorian terrace, its interior spaces seamlessly flow into a courtyard garden to the rear. The apartment is a short walk from the greenery of Clissold Park and within easy reach of Dalston, Highbury and Islington.

The Tour

Access to the apartment is set back from the street, behind railings that shield a paved front garden and stone steps that descend to the lower-ground floor. The façade has been painted a light grey, which works in harmony with the traditional brickwork; black-painted window frames create a considered contrast. Bike and bin storage are neatly concealed in dark grey-painted sheds.

The front door opens to the open-plan living, dining and kitchen space. The living room is currently arranged at the front, with a generous bay of three sash windows that welcome light in. Shutters on either side can be closed for privacy when required. Open shelves have been introduced in alcoves on either side of the adjacent wall, which is painted in a neutral white. Dark-hued solid oak parquet extends underfoot, bringing warmth to the space.

The kitchen occupies the rear section of the room, making this an excellent space for sociable entertaining. Dark grey cabinetry extends upwards against a contrasting white-tiled splashback. There is a built-in dishwasher, fridge/freezer, gas hob and oven.

A corridor extends between the living spaces and the bedroom at the rear. There is a large utility cupboard here housing a washing machine/dryer, as well as plenty of room for several sets of bookshelves; the space would lend itself well to a reading nook or even a small home office setup. The parquet flooring continues, ensuring a seamless sense of material flow throughout.

With direct access to the garden through full-height reclaimed oak french doors, the bedroom is a beautifully bright, pared-back space. Cream-painted walls provide a simple canvas for a variety of possible decorative choices, while an alcove on one side of the room could be used for different storage options. The glazed doors are framed by their original full-height shutters, which have a wonderfully textured patina.

The contemporary bathroom adds a dash of colour to the interior aesthetic, with terrazzo flooring by Mandarin Stone and pale blue porcelain tiles by Fired Earth surrounding the bath. Black chrome fixtures and fittings tie the scheme together, while small white tiles line the upper walls. There is a mirrored cabinet above the sink with storage, and a window that opens to the rear garden invites light inside.

Outdoor Space

The apartment has a beautiful courtyard garden, which flows into the larger rear garden owned by the house upstairs. Natural stone paving extends underfoot, with plenty of space for a table and chairs. There is also ample room for potted plants around the borders.

The Area

Springdale Road is located within easy reach of the independent shops, cafés, restaurants and pubs of Stoke Newington and Newington Green; Esters, Jolene and Perilla are particular neighbourhood favourites. Much-loved Church Street is home to The Spence Bakery, Whole Foods and The Good Egg, as well as many other independent businesses. A short walk away is Primeur; described as “the perfect neighbourhood restaurant”, it serves modern European cuisine and natural wine.

There are several green spaces nearby, including Newington Green, Abney Park one of the ‘Magnificent Seven’ garden cemeteries of London plus magnificent Clissold Park with its tennis courts, café, beautiful lakes, and resident deer.

Highbury Barn is also close at hand, with its wonderful butcher Godfrey’s, Bourne’s Fishmongers, Da Mario deli and the excellent original branch of La Fromagerie. The green, open spaces of Highbury Fields – which has tennis courts, a playground and a swimming pool – as well as Finsbury Park are within easy walking distance.

Canonbury runs Overground trains to Highbury & Islington, Shoreditch High Street and Stratford. Rectory Road is also nearby and runs trains to Liverpool Street in around 15 minutes. There are excellent local bus routes to the City and Central London.
