The rearmost room is an attractive room with a pretty view over the gardens and of course benefits from that bright south-eastern aspect, making it a beautiful space to wake up in. The middle bedroom is another well-proportioned double room with a view over the garden which again benefits from that bright south-eastern aspect.

On the upper floors are another two bedrooms, both with en-suites, making them ideal rooms for visiting guests and older children. The rearmost bedroom’s en-suite has a stunning freestanding bath and a very modern finish, the bedroom overlooks the garden and would also make a lovely office or study, especially given its light and being at the top of the house it feels tucked away and quieter, as does the loft conversion room, which is also a super bright room given its velux window and French doors on the opposing wall, which will be hugely appreciated on hot summer days! The loft en-suite has a walk-in shower and the loft room boasts a fair amount of eaves storage.

The garden has a sought-after southeast-facing aspect but it has a lot more going for it than this, firstly, it's massive by local standards, spanning approx. 70ft, which alongside the neighbouring garden, are the two largest gardens on the road. The configuration of the surrounding roads means most gardens on both sides of Guernsey Grove (and Hawarden Grove) taper in and none other than the direct neighbour have gardens with this length. They are also completely enclosed, hemmed in by the neighbouring gardens of those on Croxted Rd & Hawarden Grove, which is comforting.

Location-wise, the road is blessed with access to a number of green spaces and sports facilities, as well as a fab train link for those needing to commute (Victoria in 10 mins!!). The local schools need no introduction (both primary & secondary and private & state), the highly coveted Rosendale Primary (Ofsted outstanding) is a mere 0.2 mi away (or less than 300m as the crow flies, which is the schools favoured method of measurement) and the local scene is revered for its excellent pubs, indie shops and restaurants.

Brockwell Park offers 125 acres of open space (and a lido!) hosting everything from junior football clubs, exercise clubs and of course its music festivals, with all tastes catered for from Jazz to Drum & Bass, Reggae, Pop, Soul & the best in electronic music, the heritage of the local community and its history is rightfully represented in its music events, but it’s not all aimed at adults; the park hosts “Brockwell Bounce” which is London’s biggest free festival for children too.

The infamous velodrome is moments away, a brilliant cycling venue that’s incredibly inclusive, you don’t have to turn up on a £20k carbon bike to have fun here and it caters for all ages and abilities, from age 2 upwards. There’s also the Dulwich Sports Club which is literally a stone's throw away, although new memberships have been paused to retain a quality service, as a local you’ll eventually find your way in.  

Dulwich Road offers a nice variety of small eateries and pubs, the most celebrated being the Prince Regent & The Florence. Follow Dulwich Road west and you’re met with South London’s most eclectic range of restaurants in Brixton.

For commuting and nights out in town, Herne Hill Station is less than half a mile away where you can hop on a train into Victoria, which is only two stops (or ten mins) away.
