Description

1 Macduff Way is a simply fabulous modern contemporary bungalow located on a very good sized plot in the celebrated and highly desirable Druids Park development in Murthly, near Dunkeld. We actually sold this property when new, 2 years ago to our clients who have been travelling and living between it and their home in southern Spain. A number of personal challenges have forced them into the heart breaking decision to sell and to leave Scotland. Viewers will immediately note that our clients intended this to be a ‘forever home’ as evidenced by the substantial expenditure they have lavished on the home, raising an already outstanding specification to the highest levels of luxury and good taste. It may be that they will not recoup all of that investment, which is regrettable for them but to the benefit of the next owner of this wonderful home.

10 miles north of Perth and five miles from Dunkeld, Murthly nestles above the spectacular River Tay in the most spectacular scenery and offering the very highest quality of life. Murthly has everything it needs, and nothing more! A local shop and post office, a very well used village hall and the celebrated Uisge Bar and Bistro. If you are viewing, be sure to book in for lunch, It’s superb. The location is perfect for hikers, climbers, cyclists, equine pursuits, fishing of course, golf or simply walking the dog. Whatever direction you head off in it is simply beautiful, surrounded by the best nature has to offer and also has a remarkably dry micro-climate. If you’re coming from England, be aware it’s colder up here in winter. Schooling and transport links are excellent in what we like to call rural, but not isolated. Please note that both our business owner and senior estate agent live in the village owning properties on the development. Estate agents can get carried away with descriptions but we genuinely view our Murthly lives as a little slice of heaven.

Built by BB Builders, a company who typically only complete 4 homes per year, the property is exceptionally specified. Candidly, you can buy cheaper 2000 sq ft 3 bed bungalows but they will absolutely not be built to the same standard or finished to the standards of a BB home. Visually, the quality of solid ash finishings, hardwood or tiled floors, top end Porcelanosa tiling, high ceilings, high end sanitaryware and the highest quality German kitchens (with every extra feature you can imagine). Sidey windows, air source heating, high insulation levels, boat-line designed slate roof, sympathetic lighting, open welcoming hallway and ample storage, all colour in the picture of luxury, design and quality. This home also benefits from a superb south facing rear garden which is by clever design not overlooked. An oversized garage and ample parking also add to impressive kerb appeal. We will let the pictures and video do the talking on condition, finishes, taste and immaculate presentation. Perhaps the best presented home we’ve ever marketed.

Finally, and this little anecdote speaks volumes as well as painting a picture. The builder built 4 of these properties (all subtly different in design). The other three were snapped up by long term residents of Druids Park who were finding their 3000+ sq ft 4/5/6 bed homes and upkeep a little challenging as they got older. Older being the key word. Not old. This isn’t a retirement community. It’s a life affirming joy to be part of!
