THE PROPERTY
A charming detached cottage occupying a picturesque ‘tucked away’ position within this private village. Presenting colour washed rendered elevations under a predominantly thatched roof, the cottage offers well-proportioned accommodation of over 1600 sq ft, arranged over three floors and has been sympathetically modernised over the years, was re-thatched in 2010 and recently redecorated. The entrance door leads into the dining hall, which has a pamment floor, a cupboard under the stairs and windows to the front and side aspects. The dual aspect sitting room, which is part panelled, features a fireplace housing a woodburning stove with cupboards to either side and a door leads to the stairs to the first floor. The kitchen/breakfast room is fitted with a range of base units and a pair of eye level units, work surfaces, space for automatic appliance, has a pamment floor, window to rear aspect and a door to the garden. There is a utility/cloakroom with a front and rear aspect, houses the oil boiler controlling the central heating and domestic water supply and the airing cupboard. On the first floor the landing features the stairs to the second floor with a cupboard under and doors lead to three bedrooms, all enjoying fabulous views and built-in cupboards/wardrobes. There is also a family bathroom. On the second floor the full width attic room has windows to each side and is a large area suitable for a number of uses.

OUTSIDE
A wrought iron pedestrian gate leads into the front garden, which is predominantly laid to lawn and has access to each side leading to the rear garden, which is, again, predominantly laid to lawn with post and rail fencing and enjoys picturesque views over the adjoining meadowland. There are many mature trees and shrubs throughout the gardens, which enjoy pleasant outlooks in all directions. A side driveway leads into the side and rear gardens, suitable for car parking.

LOCATION
Thatched Cottage enjoys an attractive setting within this charming and tranquil small, private village, set deep in the countryside, accessed over a private drive 0.75 of a mile from a public road, yet only 20 miles from Bury St Edmunds and 7 miles from Thetford. West Wretham Village, not to be confused with Wretham or East Wretham, has been owned by the same family for a number of years, along with the adjoining farmland, comprises a pleasing mix of 19 houses and horse stud and yard, all set in and around paddocks and farmland.

The village is set deep in the heart of The Brecks along with its neighbouring village of East Wretham, which is on the national cycle route 13, part of the national cycle network. East Wretham Nature Reserve lies a few minutes away and there are endless footpaths and walks to enjoy and Thetford Forest Park is only about 10 minutes by car. The nearby town of Thetford provides a good range of everyday shopping facilities, schooling in the public and private sectors and a good range of leisure facilities including health clubs, swimming pools and golf clubs. For the commuter there is easy access onto the A11 and there is a railway station providing services to Cambridge (connecting to London Liverpool Street and Kings Cross) and Norwich. The cathedral town of Bury St Edmunds lies just 20 miles to the south and offers an excellent range of amenities with schooling in the public and private sectors, extensive shopping facilities and a good range of leisure facilities.

DIRECTIONS
On the A11 heading north at Thetford, take the exit to Croxton. Continue through Croxton Village and upon leaving the village, take the right turn, signposted ‘Wretham/Watton’. Proceed for a further 3 miles and take the left turn into a drive with green signs for ‘WRETHAM HALL ESTATE – PRIVATE & THORPE FARM’. Continue along this drive for 0.5 of a mile, taking the left fork bringing you into the village. Continue past the horse yard on the right and take the next right beside an open Green. Thatched Cottage will be found straight ahead at the top of the drive.
