Description

Superb detached waterfront property with spacious accommodation

Description

Meeting House occupies a prime waterfront position within Pittenweem, with accommodation that capitalises on the uninterrupted sea views and provides the exciting opportunity for upgrading.

The street entrance leads onto the first floor landing, providing access to a bathroom and the principal bedroom to the left. The bedroom features a dressing room, and has access to a private rear spiral staircase to the ground floor and patio. To the right of the first floor landing are two further bedrooms, which share a Jack & Jill bathroom. One of these bedrooms also leads out on to the mezzanine level overlooking the spacious sitting room below and has spectacular views out to sea through large double height windows.

From the main entrance, stairs lead down to the ground floor where the reception rooms are located. To the left of the hall is the breakfasting kitchen with adjoining utility room. Off the kitchen is a rear hallway with spiral staircase leading up to the principal bedroom, and access outside to the rear patio. To the right of the hall is the dining room. The striking double height living room with mezzanine level is also off the main hall and features a pair of large sash and case windows which provide stunning views over the coastline. A feature fireplace lies between the two windows and provides a pleasing element of symmetry to the room. From the living room, there is a further rear hall, off which is another bedroom, cloakroom and side entrance.

A private rear patio provides breath-taking sea views across the Firth of Forth and beyond. A separate garage with workshop space is located just to the north of the property on St Aidan’s Road. It is currently in a derelict condition, but offers the potential for restoration.

Location

The Meeting House is situated within the picturesque harbour village of Pittenweem, which forms part of the desirable East Neuk of Fife coastline. The village benefits from a number of local services including a doctor’s surgery and a primary school along with independent shops such as a bakery and a pharmacy/newsagent. The area has a rich heritage in regional produce and there are a number of well-regarded restaurants including the award-winning Craig Miller Seafood Restaurant in nearby St Monans and The Cellar in Anstruther, specialising in freshly caught seafood, while The Peat Inn, about 10 miles away, is considered to be one of the best restaurants in Scotland. The Dory Bistro in Pittenweem also showcases local, seasonal ingredients.

There is a vibrant arts and crafts community, and the village is host to the Pittenweem Arts Festival to which artists and visitors travel from far and wide. Secondary schooling is available at Waid Academy in Anstruther, a little over a mile away, where there is a Co-op supermarket, as well as further local facilities.

St Andrews (11 miles) is renowned worldwide as the ‘Home of Golf’. The Old Course is a regular host to the Open Championship and the town has a good range of shops and professional services as well as being well known for its university which is one of the oldest in Britain. Co-educational private education is available at St Leonards.

Access by rail, road and air is good. Cupar (16 miles) and Leuchars (17 miles) railway stations are on the main Aberdeen to London line and provide a fast link to Edinburgh and Dundee. There is a dual carriageway and motorway connection to Edinburgh and its airport (44 miles) from Glenrothes (17.5 miles). Dundee Airport (25 miles) has scheduled flights to London Heathrow.
