Description

Westburn Court originates from the 1600s and pre-dates modern St Andrews. It was originally single storey comprising the present day open plan kitchen / dining / living room. The property was purchased by the Grace family who owned the house and garden behind. They added the upper floors in the mid-19th century.

The courtyard contains an historic font which dates from the 1100s and fragments of stone which came from the old cathedral. The gardens in St Andrews were laid out in long, narrow riggs and a rigg wall forms the outer boundary of the property.

The present day house is white harled under a pitched slate roof. It is a three storey building with lower ceiling heights to the ground floor and higher ceilings to the drawing room on the first floor. The main house has been complemented by a two storey extension on its side and by the addition of a conservatory which connects to the courtyard and gives the house excellent natural light.

Accommodation

The property is accessed by a door in the high stone wall which leads through a shelter to the courtyard.

From the courtyard there is a door into the conservatory which has a pitched, glazed roof and wooden floor. There is a window and half glazed door into the hall which has an under stairs cupboard.

Off the hall is an open plan kitchen / dining / living room. Appliances include a Smeg range cooker with five induction rings and two ovens, a freestanding Liebherr fridge/freezer and an integrated Lamona dishwasher.

Also off the hall are a shower room and a utility room with a sink, Siemens washing machine, tumble dryer and a Worcester combination boiler.

First Floor
Stairs lead up to a landing on the first floor with an arch to the drawing room which faces west and east and has a fireplace with a white marble mantel and solid fuel stove. The principal bedroom, a guest bedroom and a shower room are on this floor.

Second Floor
The second floor has an L shaped corridor connecting to two bedrooms, a bathroom and a shower room. The larger bedroom has a dormer window looking out over the gardens. The rooms have coombed ceilings.

Courtyard
The large courtyard is a special feature of the property. It is gravelled with ivy around. It is a private area and is a lovely place to sit out when the weather is warm.

Location

Westburn Lane is a lane off South Street in the centre of St. Andrews. It is in the heart of the historic town with all the shops, hotels, restaurants and cultural facilities nearby. The house is well placed for the University, The Cathedral, the East Sands Beach and St. Andrews Harbour.

The lane has been enhanced by an award winning development of luxury town houses and flats which are situated just to the south of Westburn Court. There are University buildings opposite.

St. Andrews is renowned worldwide as the Home of Golf. There are now seven golf courses under the management of the St. Andrews Links Trust, including the world famous Old Course which hosted the 150th Open Championship in 2022. There are many other golf courses nearby including The Duke’s Course, two courses at Fairmont St. Andrews, Kingsbarns and Dumbarnie.

St. Andrews is well known for its university which is one of the oldest in Britain, founded in 1413. The historic town has an excellent range of independent stores, hotels, restaurants and cultural facilities which include a cinema and the Byre Theatre.

Leuchars railway station is on the main Aberdeen to London line and provides a link to Edinburgh and a sleeper service to London. Dundee Airport offers flights to Heathrow and Edinburgh Airport is only 50 miles away.
