At the far end of the estate off Muirfield Road we find Cromwell Avenue, a quiet road far from any passing traffic and its accompanying noise. This makes it an ideal location for a family home, where the children are safe and you can relax. And if you can't relax at home, you need to move.

The corner plot also gives a larger than expected garden area, somewhere for the little darlings to play in the fresh air, or even in the driving rain if they are starting to get on your nerves. After all, I said you wanted to be able to relax....

Surrounded by a substantial Leylandii hedge, yes I know they get a bad press but if you give them an annual trim they're trouble free and as is the case here, they offer unsurpassed levels of privacy. The front garden is taken up with the concrete drive leading to the integrated garage and a decorative rockery before coming to the lawn which stretches down past the home towards the second gateway and its accompanying parking space. This area is separated from the patio to the rear of the home by another hedge again providing privacy from prying eyes, this time from the pavement outside the gate to the parking space. Confused? It's all quite simple when you see it.

The UPVC front door with a further glass panel alongside allowing additional light into the hall conceals a convenient recess behind it, perfect for hanging coats and storing outdoor shoes.

An inner door opens into the large lounge/dining room where carpets take over from the laminate in the hall and which, unlike many of its typem really is big enough to fulfil both roles in comfort. The room is kept nicely light by the large picture window to the front and with a focal point provided by the central chimney breast.

Moving to the rear of the room and into the dining area we find a sizeable room, easily capable of housing a full sized six or, should the situation demand it, eight seat dining table underling the home's qualifications as somewhere to raise a family. This is also kept bright by a clever set of French windows, clever because they open inwards preventing their being caught by sudden gusts of wind and slamming shut at awkward moments. As if their light were not enough, there is an additional window to the side.

In the opposite wall to this, is a door to the ubiquitous 'cupboard-under-the-stairs', though this is far larger than most and would house all the household detritus you could throw at it and still hold the Hoover and ironing board.

Beside the stairs is the door into the kitchen. This is comfortably large, with an attractive and practical ceramic floor and mainly wood faced units. If I am honest, these are perhaps a little dated but are in such good condition and of such quality that any program of renewal would purely be a matter of taste rather than necessity. The units feature an integrated tower oven, while beneath the worktops is a void for an automatic washing machine, tumble drier and dishwasher. In spite of housing all this hardware, the storage space available is not compromised in any way.

Outside the back door is a large and very private flagged patio area, perfect for those summer evenings when the party spills out from the French windows....

At the top of the stairs we turn right towards the front of the home to enter the smallest bedroom. At least that is what logic told me but when I did so, to my suprise I found a full sized double bedroom with sufficient space for a variety of free standing furniture. I'd obviously been mistaken and the smallest room was next door.

However stepping next door revealed a room if anything bigger still, with an identical picture window providing an unsurprisingly identical view. Once again there is adequate space for a range of free standing furniture enabling the occupant to make the room their own.

Moving towards the rear of the home we come to the final bedroom which demonstrates this home's ace in the hole. Virtually every three bed semi I know could be more accurately described as having two and a half bedrooms, where the third is little more than a box. Here however, we have three full sized double rooms; something not only very unusual, but that which makes this into the family oriented home that it is intended.

Finally, adjacent to here is the bathroom. In common with the rest of this upper floor, this is larger than I anticipated with an attractive dark grey ceramic tiled floor, contrasting nicely with the white wall tiles and the darker chequered dado line. The suite itself comprises of a bath with hand held shower attachment, a pedestal hand basin and lavatory. There is a comprehensive set of storage units for linen, towels and all the other necessary bits and bobs and which also conceals the gas combi central heating boiler. In the corner of the room is a large walk-in shower cubicle with a curved sliding door and containing a mains-water fed shower ensuring a constant high pressure to sluice away the cares of the day.

All in all, this is what a family home should be. It has a spacious living area and dining room too, well equipped kitchen and a large and versatile garden, providing something for all the family irrespective of their age. It is located in one of the most sought after areas in the locality and one from which commuting is simplicity itself. An added bonus is that as the family grows and the need for space becomes more demanding, it will provide it. For example, the youngest child who, in a more normal house, will have started out in a tiny bedroom, need not go through the snail's problem of outgrowing their living space. Another problem solved, another stress source removed and isn't that what we want from our homes? Somewhere to live with the minimum of stress.
