To the right is a storage area which also connects to the main living room, and which could be transformed into an artist studio or provide further accommodation. This area is currently used for storage and as a tack room and, as it is alarmed, is perfect for safe storage of equestrian equipment or other high value items. The cellar and storage are also the perfect spot for a wine cellar or with some work this area could be transferred into a wine room.

This area has its own entrance and comprises of a large reception room, the sixth bedroom and a home office.   A staircase leads to the first floor second kitchen/living/dining room, a utility room, a recently modernised shower room and a double bedroom. From the living/dining room, the open plan split level kitchen/breakfast room awaits. Connected to the kitchen is the utility room, that can also be used as a pantry. Outbuildings

Located to the front of Prospect House sits the spacious steel barn featuring 3 generously proportioned internal loose boxes. An external stable block houses five additional stables, one which has been set up for the alternate use as a wash bay and one which is used as a feed room. The outbuildings complete Prospect House as an ideal equestrian sanctuary beside the sea. The barn could have alternative uses such as a boat house or storage for water sport gear, kayaks, paddle boards, etc.. Some of the best riding beaches in north county Dublin are within a short trailer journey and the property is located within easy access to a number of Ireland's leading equestrian competition and training venues, including Killossery Lodge Stud (10km), Broadmeadows Equestrian centre (13km), National Sport Horse Arena (20km) and the top venues of JAG International, Coilog Equestrian and Mullingar Equestrian centres all within about an hour's drive of the property.

The property is also home to a garage block with space for two cars and plenty of room to the rear for a workshop and general storage.

Gardens and Grounds

To the east side of the residence there is a lawned area, which has recently been landscaped and sown with a mixture of grasses and wildflower seeds. To the rear of the lawn, which is bordered by a mix of mature trees and hedging, is the well-tended sand riding arena. To the left of the arena is the bell house which is surrounded by mature trees offering a great sense of privacy and security. Behind the arena are two large paddocks which are used daily by the current owner and are presented very well. On the southside of the holding, you will find a headland which attracts various wildlife, including swans, ducks, egrets, kingfishers, cormorants and herons etc in addition to migratory birds such as Canada Geese.

History

Built in around the 1870's the building is one of several farm buildings set in the grounds of an original larger walled estate farm, Lissen Hall. It had split level stables and storage buildings which have been converted to a house and guest wing.

The railway bridge built in 1844 across the mouth of the Broadmeadow/Malahide Estuary has resulted in the lagoonal character of the inner estuary, designated as both a Special Protection Area (SPA) and a Special Area of Conservation (SAC). On the northwest part of the site there is a very attractive stone building with a bell tower that would have been used to summon the farm workers. The building is an excellent example of beautiful utilitarian rural buildings and would be perfect for further renovation if so desired (S.P.P.).
