Description

Milston House is a fine family home dating back to c. 1850, with later additions, built of brick construction under a tiled roof. The house is not listed. Set back from the village lane, the house stands proudly in an elevated position, with views from all sides over the surrounding farmland, much of which is owned by the Ministry of Defence and traditionally farmed. Although not in a conservation area or AONB, the land falls away to the west and sits within a sweep of the River Avon, offering beautiful meadowland throughout the year. Milston House is a substantial property of about 5,590sq ft, with a balance of rooms that is ideal for younger and older families alike, with versatile accommodation, particularly on the ground floor. The two main reception rooms, the sitting room and drawing room, both have bay windows and working fireplaces, with tall ceilings and features typical of a house of this age.

The entrance hall leads past these rooms directly through to the kitchen/breakfast/family room which lies at the heart of the house, with a pantry and integrated larder. The kitchen is fitted with a central island, 4-oven Aga, Neff oven and gas hob, and plenty of base and wall-mounted ‘shaker-style’ kitchen units. The room spans the full width of the house, with an informal sitting and TV area to one end, and a breakfast table in the middle. The dining room (formerly the playroom) lies off, with a door out to the side terrace, and there is a lovely private study. A cloakroom with WC lies off the hallway, whilst stairs lead down to the cellar with store room and a billiard/games room. The kitchen has doors out to an enclosed courtyard, with retractable awning that is ideal for alfresco dining, with French doors opening to the grounds on the east side of the house. Internally, a further door leads into the back hall, providing day-to-day access to the carport and regular parking area. There is a laundry/plant room, secondary kitchen/utility room and a shower room. There is also a delightful garden room, with two sets of French door opening into an inner courtyard and the garden beyond. These rooms could be incorporated into a self-contained internal annexe if one wished.

Stairs lead from the main hallway up to a generous landing and the bedroom accommodation on the first floor. The principal bedroom suite spans the full width of the house, with a dual aspect bedroom, walk-through dressing room and en suite bathroom with walk-in shower. Two further double bedrooms have en suite bathrooms. Three further double bedrooms share a family bathroom. There is plenty of storage throughout.

Gardens and Grounds
The driveway to the house is approached through automated gates from the lane and passes through a gravelled courtyard with a triple garage and the cottage, sweeping up alongside a lovely cob wall with roses growing up it, to a timber-framed triple car port (one is gated) under a slate roof, with ample parking. There is further parking in the gravelled sweep at the front of the house enclosed by traditional parkland railing. The gardens are mainly down to lawn, lying to the west of the house with a deep stone-flagged terrace and mature deep borders. The terrace spans the length of the house, connecting the various doors out to ensure a lovely flow from the house and grounds along this elevation. The owners have installed retractable awnings to provide shade when the afternoon sun is too much. There is a giant chess board, a kitchen garden, small area of orchard and a heated swimming pool, with diving board and slide. The gardens extend to about 0.75 acre in total.

Cottage
Known as Milston House Stables, the cottage extends to about 840sq ft, with a sitting/dining room, kitchen, back hall with separate WC, two bedrooms and a bathroom. It has a small private garden and use of the lower courtyard for parking.
