Description

A beautifully presented character home, believed to date from the mid 1800’s, situated in a rural position within The Surrey Hills. Extensive parking plus a triple bay garage and generous garden befitting a property of this prestige.

Sun Cottage is a unique find, enjoying it’s rural positioning within the Surrey Hills, with acres of wood/heathland surrounding, but also only a short drive from amenities in the villages of Churt and Tilford, while the town of Farnham less than 6 miles away and the A3 a mere 3 miles away.

It is believed that the house was originally built in the 1840’s as 4 attached cottages, the transformation into the house before you now is incomprehensible. There are notes to it’s heritage such as sash windows throughout and the occasional beamed ceilings, but it is thoroughly modern accommodation offering a high degree of flexibility.

The house sits in grounds approaching half an acre. To the front is a generous “in and out” driveway offering parking for several vehicles, whilst there is further parking to the side in addition to a detached triple bay garage; two open bays, one with closing garage door.

Open entering the house you are welcomed into an entrance porch and then an inviting dining hall, this reception space is incredibly versatile and could be used for a multitude of purposes.

A wide opening leads through to your formal sitting room, a lovely space with central fireplace housing a wood burning stove. Beyond this there is a study with door to rear lobby and store, a WC and a double aspect family room with feature fireplace and French door opening onto the rear garden.

Finally on the ground floor we come to the heart of the home, the kitchen. This is a modern, well equipped space enjoying views over the patio, fitted with an excellent range of drawer and cupboard storage, including integrated double oven/microwave, warming drawer, hob, dishwasher and fridge. There is a central island and a separate utility room. A wide opening takes you through to an orangery style breakfast/family room, with both traditional sash and velux windows, a lovely light and spacious room overlooking the rear garden. This final reception room means you have a choice of 5 rooms in which to configure family living, the flexibility is incredible.

On the first floor the bedroom space is equally as impressive. The master suite enjoys a double aspect bedroom with French doors opening onto a Juliette balcony with views over the garden, two dressing rooms and a contemporary en suite with walk in shower. There are three further bedrooms; one of which is en suite, the other two bedrooms sharing the family bathroom.

It’s been said before, but this really is a house you need to see to appreciate just how much space is available and how lovely the plot is; viewing highly recommended!

The gardens are an absolute delight. They have been carefully landscaped and lovingly tended over the last two decades to provide a welcoming space in which to relax or entertain. Adjacent to the house is a large paved terrace, with floral borders surrounding. A small flight of steps (or incline to the side) take you onto a large level lawn interspersed with mature trees, shrubs and herbaceous borders. Within the garden is a super summerhouse, which faces south, the perfect spot to rest and read a book. Behind the summerhouse is an attached store/workshop. There is also a green house with raised vegetable beds beside it, and a rather special store that used to be the old washhouse.
