Description

AN IMPRESSIVE SINGLE STOREY BARN CONVERSION WITH A LARGE GARDEN IN A LOVELY VILLAGE SETTING.

In a quiet and private corner of the village with a large garden backing onto open fields, Littlehales is a substantial link detached barn conversion with comfortable accommodation conveniently arranged on one level. Completed in the late 1980’s our clients are the first and only owners of Littlehales and in all that time they have maintained the property very well, replacing the windows and heating boiler, but there is now scope for some simple cosmetic updating and great potential to extend (subject to consent), especially beyond the kitchen. The barn is much larger than you might imagine at first glance, and the accommodation extends to over 1,800 sq/ft. At the front, an entrance lobby opens directly into the kitchen/breakfast room and has halls leading off on one side to the well proportioned drawing room with vaulted ceiling and fireplace, and on the other side to the study (4th bedroom), three double bedrooms and three bath/shower rooms (two ensuite). High ceilings are a feature throughout the barn and the drawing room and master bedroom both have a particularly good outlook. Simple updating and potentially extending would result in an extremely comfortable and adaptable home, easy and efficient to manage as a family or in retirement, with the accommodation all on one level.

A very private approach hides the full potential of Littlehales and you have to visit the property to get a real sense of the proportion of the barn and size of the garden. Extending to over 3/4 of an acre, the garden runs down to the Iwerne Brook and slightly beyond, with a bridge and a board walk backing on to open fields. From the terrace behind the barn there is fine view of Bryanston Woods and Hod Hill, and beyond the terrace the garden extends across two level lawns divided by a raised shrubbery and surrounded by large wonderfully stocked borders and specimen trees. There is a neat little secret garden beyond the shrubbery, plenty of space for a kitchen garden and immediately behind the detached double garage, a concealed area with a garden store and compost area etc. The approach to the house is over a shared gravel drive which leads to private parking area in front of the garage, and from there a path leads through a small enclosed front garden to the front entrance.

Stourpaine is a picturesque and thriving village surrounded by lovely countryside straddling two Areas of Outstanding Natural Beauty (AONB’s). The village has a pub, The White Horse, pretty church with a C15th tower, village hall and playing fields with recently re-furbished tennis courts and a pavilion. The Dorset Trailway runs through the heart of the village, perfect for walkers and cyclists, and for water sports and more walks, the south coast is not much more than half an hour away at Poole Harbour, Studland Bay and along Dorset’s renowned Jurassic Coastline.

The majority of the essential amenities can be found nearby in Blandford Forum which has an historic Georgian market square and also boasts an M&S food hall, Lidl and Tesco superstores. Links to the surrounding area are very good. The business centres along the coast, from Poole and Bournemouth through to Southampton and Portsmouth are easily commutable, and the A31 provides a quick link to the M27 and M3 up to London. Salisbury is the most convenient train station and has a regular service to London Waterloo (from 1 hr 45mins). This part of Dorset has become popular because of the wide selection of schools and as well as a successful primary school nearby in Durweston and secondary school in Blandford, independent schools nearby include Bryanston (on the doorstep), Milton Abbey, Sherborne, Canford and Clayesmore, as well as Sandroyd and Hanford prep schools.
