Description

This fine Grade II listed house with unassuming frontage, built in the 17th century with late Georgian additions, was originally two properties and in the 18th century an Inn, named The King of Prussia. It retains many period features including sash and bay windows, original fire surrounds and flooring. The accommodation is arranged over three floors and is notably light with large rooms, ideal for entertaining.
The front door opens into a spacious, elegant hallway boasting a striking mosaic tiled floor and dual aspect windows which fill the room with sunlight. There are also French doors leading to the wonderful garden, giving this property a feel of grandeur and sense of being in the countryside, yet close to amenities in this desirable market town. The drawing room is overlooking the gardens and makes an ideal space for more formal entertaining whilst the sitting room offers versatile usage as a potential downstairs bedroom, with the ensuite shower room giving flexibility for elderly family members that may come and stay. Worth a special mention is the opulent dining room, with its open fireplace and large windows.
Towards the rear of the house there is a substantial farmhouse kitchen with limestone floors, fitted with a traditional range of ash wall and base units under smart wooden and granite worktops with integrated Siemens fridge/freezer, Miele dishwasher and gas fired Aga (green). There is a door which opens onto a terrace, perfect for those who enjoy a spot of al fresco dining. The spacious practical utility room with Belfast sink, water softener and space and connection for a washing machine and dryer, conveniently lies just off the kitchen and has a large storeroom above.
Off the sizable first floor landing, with two large sash windows, are three excellent double bedrooms, all with fabulous views of the gardens. Two have ensuites with the principal bedroom boasting a large bathtub as well as a separate shower and a dressing room. There is a separate family bathroom with shower also on this floor. The second floor has a capacious double bedroom with characterful beams and ensuite bathroom. There is an abundance of storage throughout the property.

OUTSIDE
The larger than average south facing garden, much of which is enclosed by a fabulous stone wall, is arranged into several distinct areas; terraced and gravelled, an orchard, wildflower meadow and large lawned area, edged by thoughtfully planted and well stocked herbaceous boarders interspersed with mature shrubs. There are an array of trees including Damson and numerous apples providing a very pretty blossom in the spring. The greenhouse boasts a productive grapevine further enhancing the immense appeal of this very private garden with views to the hills and countryside beyond. The garage, to the west side of the property, is accessed from the street with doors that also open out to the rear garden.
A much loved property like this rarely comes to the market. It is a home that has the best of both worlds, offering a quiet, almost rural retreat in the heart of this desirable town with numerous cultural, retail and culinary offerings just a short walk away.

LOCATION
The property is located on Newland, one of Sherborne’s most sought-after addresses. Dominated by its ancient Abbey and school, Sherborne is arguably the most attractive town in Dorset. Numerous musical and cultural events occur throughout the year and there is a superb range of traditional shops and boutiques. The two castles, one of which was home to Sir Walter Raleigh, reflect the historic nature of the town, the centre of which is designated a Conservation Area, in which a policy of strict planning control operates to preserve its special character.
West Dorset is well known for its unspoilt landscape and there are many pretty villages and countryside walks nearby. The Jurassic Coast is a mere twenty miles away at Weymouth. This stretch of coastline, from Portland to Lyme Regis, with its spectacular cliffs, has recently been designated a World Heritage Site.
Communications to this part of the country are excellent. From Sherborne there is a regular train service to Waterloo in about 2 hours 15 minutes; the station is within walking distance. The A303 (linking with the M3) is a dual carriageway almost the whole way to the M3, thus putting London within a reasonable drive.

SPORTING AND RECREATION
The area is well known for its beauty and there is a network of bridleways and footpaths which cross the countryside making it ideal for walking, bicycling and riding. Water sports can be found at Sutton Bingham Reservoir (near Yeovil) or on the south coast and racing at Wincanton, Salisbury, Bath or Exeter. Golf at various courses including Yeovil, Sherborne and Dorchester.

EDUCATION
The area is noted for its independent school with Leweston, Sherborne Boys, Sherborne Girls, Sherborne Prep, Perrott Hill, Hazlegrove and Millfield all within easy reach. The Gryphon secondary school is highly rated and very easily accessible.
