Description

Manor, Westfield and Latton Farms

At 1,641.67 acres, Manor, Westfield and Latton Farms is the largest agricultural Lot on the estate, with the farmland lying to the east of the A419 and surrounding Down Ampney to the north and west. The majority of the land is in arable production, with the balance being made up of grassland, woodland, lakes and a commercial quarry.

Approximately 7 acres of land is let to the Royal Agricultural University who operate a vineyard. The current lease runs until 2026.

Lot 2 also represents the largest proportion of both residential and commercial income for the wider estate, with 16 residential properties and 8 of the principal commercial lets, providing approximately £135,000 in residential income and £80,000 in commercial income per annum (excluding minerals).

Minerals

The Latton Quarry comprises two areas currently undergoing extraction (Area 6 and Area 1), with the total area extending to 95.58 acres. The quarry is operational, with an anticipated 750,000 tonnes of remaining saleable aggregate. The site will be progressively restored by backfilling with inert fill. Annual
income over the next 18 months is expected to be in the order of (Bidwells TBC).

Furthermore, the deposit identified to the north of Down Ampney comprises a landholding of approximately 390 acres (158 ha) and may yield in excess of 3.6m tonnes of sand and gravel, subject to geological investigation and analysis.

Commercial Properties

Many of the former farm buildings within the Lot have been converted for commercial use, including:

The Creamery Commercial Yard: Situated off the Latton Road is the former site of the Creamery, extending to approximately 4.2 acres. It consists of the former creamery building, an office, a gatehouse, and large area of concrete hard standing. The site is currently vacant, however there has been considerable interest for a range of alternative commercial uses. In 2021, consent was granted for change of use to an agricultural machinery showroom (Ref: PL/2021/08455). This consent has not been implemented.
The Yard benefits from extensive road frontage to the Cirencester Road and is in close proximity to the junction off the A419 Swindon to Cirencester dual carriageway, making it a ready opportunity for various commercial uses, subject to planning.

Silt Lagoon: To the south of the Creamery are the former silt ponds, an area of gravel and Nissen hut, let on a Business Tenancy to a local off road driving experience company, which extend to approximately 25 acres.

Manor Farmyard: Commercial premises consisting of a variety of offices and storage units plus the main farm office. The buildings consist of a range of traditional Cotswold stone barns that have been converted into office space and workshops and modern agricultural barns which are being utilised as storage and workshop space.
