Description

Emerging just as Anglers Lane arcs off Kentish Town High Street, this Siberian larch-clad house presents a warm, modern façade. The two-storey, two-bedroom home cuts an angular profile that, inside, lends itself to dynamic and interconnected living spaces. Bespoke joinery offers clever storage solutions, with carved-out nooks perfect for displaying books and ceramics. The house sits on a pedestrian and cyclist-only section of Anglers Lane and is crowned by a peaceful rooftop terrace with a thriving planting scheme.

The Tour

The house is orientated on an inverted plan, with the bedrooms on the lower floor and the open-plan living spaces above. A sculptural open-tread staircase connects the two and is bounded by glass along one side. Underneath is plenty of plywood storage - a handy, considered motif that occurs throughout the home.

The open-plan living and kitchen area stretches across the first floor, only subtly demarcated by ply pillars that create a cohesive yet distinct space. Two full-height picture windows pull light throughout the sociable space and open to understated glass Juliet balconies.

On one end is the kitchen, with bespoke cabinetry and integrated appliances. Further plywood storage here is fronted with sleek frosted glass that at once conceals and offers a helpful degree of transparency. The space is lit by a tall, slim window, with a window sill deep enough for placing a potted plant or two.

Aside from the kitchen, the rest of the level is a flexible space, currently divided between a dining area and a sitting space. A wall of ply storage in the form of open shelving and cupboards is brilliantly conceived for displaying select objects while stowing away the everyday. A long, narrow skylight at one end draws light into the far end of the plan, with a smart WC adjacent.

Downstairs are two thoughtful double bedrooms. Quiet and comprehensively finished, both are insulated with soundproof windows and grounded by oak flooring atop underfloor heating. Air conditioning ensures optimal temperatures year-round. There is a family bathroom, complete with a built-in bath.

Outdoor Space

Mature plantings of bay tree border the rooftop terrace, fostering an oasis-like feel in the heart of Kentish Town. Timber decking runs underfoot, and there is space for a bistro set to sit and enjoy a morning coffee and crossword.

The Area

Anglers Lane is a residential street, situated just off Kentish Town High Street, a wonderfully popular part of north London. Brilliant pubs are on the house's doorstep, including The Parakeet, The Rose and Crown and stalwart The Pineapple. Other local favourites include Salvino, Bread by Bike, and Half Cut Market.

The high street and surrounding area have a fantastic selection of independent shops, cafés, and restaurants, notably Anima e Cuore, Panadera, Kentish Town Stores, Saint Espresso and Kossoffs. For more of our recommendations in the area, see our Kentish Town area guide.

Hampstead Heath and Parliament Hill are also within walking distance. The latter has tennis courts, a lido, a boules court and a weekly farmers' market. 'The Heath' is one of London’s most popular public parks, with the men’s and women’s swimming ponds offering year-round freshwater swimming.

Kentish Town Underground Station is a short walk away and runs Northern Line and Thameslink services for quick access to the city. Kentish Town West Station (London Overground) is only 4 minutes away on foot. The area is also well-served by buses.

"I have worked with The Modern House on the sale of five properties and I can't recommend them enough. It's rare that estate agents really 'get it' but The Modern House are like no other agents - they get it!"
