Owner's comments

"We moved into our house in 2015 for a new project and have really enjoyed making it into our home, we love everything about it! It's perfect for hosting friends and family, especially summer barbeques in the garden - we love that it has different areas to enjoy the sun throughout the day. We like to start the day with a coffee on the bottom decking as the sun comes up over the trees, before it moves around onto the rest of the garden all day and into the evening, finishing at the top which has plenty of room for dining and relaxing!

The house always feels bright and airy throughout and the kitchen has great storage and counter top space! The location is amazing, we've had the best of both worlds with it being a short drive to Barnstaple but also having lovely walks and countryside on our doorstep. Being able to use the foot/cycle path through the woods that leads directly to town has been a great bonus, the bus stop up the road is also handy! With there being a local shop, post office, park and primary school making it a great place for families and couples alike.

We have really lovely neighbours either side of our house & on the whole avenue, we will really miss them!"

Accommodation

Stepping in through the front door the immaculate and well kept nature of this beautifully upgraded home is immediately apparent. A hard-wearing and tasteful LVT flooring runs through the hallway and flows into the spacious kitchen/dining area, while stairs rise to the first floor and the sitting room is presented to the right. This pleasant area flows into a large conservatory through double doors which in turn, provides a bright double aspect and makes for a very sociable space, with ample seating as well as dining space enjoying views over the garden. Double doors open out from the conservatory onto a an adjoining decked area of the garden. Back from the hallway, a useful cloakroom is accessible and comprises a WC and wash hand basin. Leading into the kitchen/dining area, there is a fixed breakfast bar with storage underneath and a deep work surface area. It also has a handy cupboard under the stairs for more storage, while the kitchen itself is fully fitted with an abundance of wall and base units and drawers. Space is provided for a washing machine as well as a freestanding fridge/freezer, with integrated appliances to include a ‘Bosch’ dishwasher, electric oven with four ring gas hob and extractor canopy over. The kitchen has ample work surface areas, also houses the boiler and has a single door opening onto the aforementioned outside decking.

Heading up to the first floor, the landing is opened up by a window illuminating the space which gives access to all three bedrooms and the shower room. Bedroom 3 to the right is a nice single room looking over the rear garden, and bedroom two, also to the right, is a double bedroom to the front elevation. The principal bedroom is a substantial area featuring a lovely double aspect and has scope to even create an en-suite facility if one desired, given its generous proportion. Serving each of the three bedrooms is a stylish, refitted shower room which benefits from fully tiled walls and flooring, comprising a WC, wash hand basin, heated towel rail and a double enclosed shower cubicle. Finally, the landing presents access to the loft hatch and is home too the airing cupboard which is another useful storage space.

Outside & parking

Outside and to the side is a driveway with space for two cars and a neatly laid shingle area directly in front of the house providing additional parking. The garage can be accessed via a traditional up and over door at the end of the driveway, and a path leads to the front door.

Also at the end of the driveway is a double set of gates opening in to the rear garden, allowing for a secure and enclosed external area - perfect for anyone with children or pets. There is a decked area which is hooked up to outside power and external water supply. A short path leads into the garage via a side door, and is currently arranged as a home gym by the current owner. This excellent space has multiple potential uses, whether it be for storage, a home office or workshop.

A handy storage shed is hidden behind the garage and the garden is tiered with another decked area hosting a hot tub, before steps lead up to a raised seating area. Either side of the path are sections of lawn and attractive flowerbeds dividing each layer of the garden with colourful plants and mature shrubbery. The garden boasts painted fenced borders and at the top is a wonderfully private and attractive seating area with decking and another space laid with a stylish patio underneath a close-able pergola. This provides much needed optional shelter in this sunny garden, which enjoys views beyond the house towards the woodland that adjoins the development.
