Description

The Estate Agents are privileged to present this beautiful and imposing Victorian property, displaying character and charm in abundance and situated in the highly desirable and sought after town of Raunds. Warwick House was built circa 1869 by and for Enos Smith of Enos Smith & Son, a local building contractor founded in 1829 by William Smith. As with many properties built at the time by builders for their own residence there is an element of grandeur with their finished building and Warwick House does not disappoint to this day, it is a fine example. There's some beautiful architectural detailing including; stone Quoins, Portico porch with Tuscan pillars and Storey Band. Internally the detailing continues in the main with with sash windows, internal shutters, high ceilings with original cornice and 12" skirtings.

The accommodation is set over three floors and briefly comprises; a warm and welcoming entrance hall with Minton floor at the entrance and wooden flooring continuing along the hall, the entrance hall is dominated by a beautiful cantilever staircase with intricate wood detailing and wreathed handrail. From the hall, there's reception rooms on either side, both having original feature fireplaces and sash windows. To the rear of the ground floor is a stunning kitchen/breakfast room, the fitted shaker style kitchen includes a range of base, full height and eye level units, ceramic sink set into oak worksurfaces, eye level microwave and Neff "slide & Hide" oven, integrated fridge freezer, integrated dishwasher and tiled to splash back areas. The kitchens focal point is the fantastic French doors which open onto a Venetian style balcony, overlooking the rear garden. On the first floor you are greeted with an arched window filling the landing with light, there's four bedrooms and bathroom, the master and second bedrooms are double aspect and each have fireplaces, the fourth bedroom/dressing room has an en-suite toilet and wash hand basin. The lower ground level has a boot room (with space and plumbing for a washing machine) tandem garage and large garden room/workshop/store which has a number of potential uses depending on the buyers needs and potentially subject to planning permissions. Outside the property benefits from a well tended south facing, rear garden with patio and lawned area, enclosed by high brick wall, hedges and timber fencing.

Raunds is a market town which enjoys plenty of local amenities and is within easy reach of Rushden lakes, Stanwick Lakes, supermarkets and major road links (A45/M1/A43) There's a choice of Train Stations which will get you into St Pancras; Wellingborough around 55 minutes and Bedford around 40 minutes. Northampton station is approx. 25 minutes drive and has a direct line to Euston in under an hour. Primary schooling is available in Raunds and secondary schools are in Rushden, Higham Ferrer's, Wellingborough and Kettering. Private schools locally include Wellingborough School, Kimbolton School and the Harper Trust schools in Bedford.

The property is surprisingly not listed, hence any changed the new custodian wishes to make will be subject to the usual planning permissions.
