In the South of Flintshire sits the village of Mancot. It's a very handy region of the county known for its access to the North Wales expressway and its outstanding local amenities which include local shops, the Animal Park, even the Boardroom indoor climbing centre. This is a wonderful place to settle in and make yourself a grand life in a somewhat more urban locale.....and what a home this will be to settle into!

Pulling up in the area, it looks like you're going to find just another typical semi-detached house....but looks, as we've all found out in life, can be very deceiving.....and No.40 is no exception to the rule here!

Our approach opens with a grey patterned driveway that's wide enough to fit three cars, with a fourth space behind the low level wall that surrounds the front of the house. Also, if cars are your thing, there is space down the side of the home for a further three more cars!

To the left of the house is a cream rendered high wall that surrounds the beautiful large private garden. The gap between house and wall are plenty wide enough to get a car down to the rear detached Garage come Annex.

White render and rosewood frames give a simple yet elegant look to the front façade of this home. It's inviting and beautiful without being ostentatious.

Walking up the driveway we come across the front door and just beyond that, is a wrought iron gate that sections the rear garden off. But let's explore the house first.

Entering through the front door we step into an entrance hallway with doors to the right and in front, and stairs up on the left.

The door on the right is currently being used as a room for coats and shoes but was originally a downstairs toilet. Now if it were me, the only thing that this home lacks is a downstairs WC, so problem solved.

Why would you need a downstairs WC? Well, when you have the amount of guests that I think the buyer of this home will be having around, do you really want them traipsing upstairs to use the toilet after getting out of the pool?......and there is your answer. It's a simple fix and shouldn't cost the earth.

My next suggestion would be to put a corridor into the lounge, and then put your front door at the front of the house. You could, if you really want, add a nice porch to it then.

As this is not your typical semi, let's look at things a little differently this time, and start upstairs and work our way down.

Up the stairs, we come to a half landing that turns, and then a few more steps leading to the main landing area. It's all kept nice and bright up here with natural light, thanks to a large window.

The landing could be vastly increased in size if you were to remove a wall that really has no place there - check the floor plan out to understand what I mean. Removing this wall, which I'd advise getting a professional builder out to confirm that this can be done, would then create a massive landing, or would increase the size of one of the bedrooms.

The first bedroom we come to is technically the smallest room. It's still a double, but has fitted wardrobes which takes up some space but solves a problem and is still a very generous sized room. Decorated with a mix of 'fake exposed brick' décor and white walls and furnished with soft grey carpets, it's bright and airy to create a smooth rustic look.

The next room along is the main bedroom. Wide, spacious and bright with a light décor and wood effect flooring, it's very cozy but yet welcoming. Expensive large floor to ceiling fitted wardrobes take care of the storage requirements, with still plenty of room for other free standing furniture. A wall width window pours light into the room and offers views out over the front aspect.

Following the hall along we enter the third and final bedroom room. Again, it's another double that comes with more fitted wardrobes. Softly decorated with a blend of blue and white décor and the same soft, grey carpet from earlier, it enviably looks out over the fabulous rear garden.

The last room upstairs is the bathroom, which is accessed along a corridor lined with airing cupboards and storage. This is where there is a pointless wall that I suggested removing earlier, it has no place here (unless it holds the house up!)

Now, we enter one of the largest bathrooms I have seen. It offers a separate bath in one corner, a separate double shower cubicle in the other, the toilet looks lost and the vanity sink unit is on the opposite wall to everything and is a good 5 minute walk away.....I'm only kidding, it's not that big - but compared to most, it's huge! A patterned tile lino floor and easy-clean tiles mask all walls. A frosted window lets ample light in and keeps those prying eyes out....not that it's that kind of area (haha)

OK, now let's head downstairs. I've left this till the latter part of my description because I need to think on how best to describe it as it's.... well it's just simply stunning. It starts off vgery subtle and welcoming and opens out into breathtaking and awe-inspiring.

We start in the lounge, which is a bit like stepping back in time, into a regal home. The dark Oak effect flooring and white walls, capped with an emerald green wall, gives the room a stunning depth and regal feel. At the head wall, sits a granite fireplace and real flame effect gas fire, with a solid oak mantle above. A wide window keeps it bright and comfortable yet subtle. The furniture also helps play a big part in the dating of this room.

As I mentioned earlier, you could easily put a dividing wall up and add a front door, so that when you put the cloakroom in, there is space between the lounge and the toilet. It wouldn't really affect the size of the Lounge because it's a large enough space to swallow it up....as you can see when you look at the door leading into the inner hallway from here - see photo!

Another door opens into the kitchen/diner, which is a complete contrast from the lounge. I forgot to mention that, all the doors have been upgraded in this home to good quality solid oak* doors, which makes a massive difference throughout.

Stepping into the dining room, that opens into the kitchen with its large polished floor tiles and bright white walls, you can seat a very large family in here. It's currently furnished with a six seat dining table and chairs, which from the photos looks dwarfed, as well as a set of high chairs that are positioned around the gorgeous breakfast bar. This basically means you won't be short of space....if anything you may have to buy some new friends to help fill it!!

Into the open-plan kitchen we find a full suite of integrated amenities and equipment, all tucked away behind stylish midnight blue cupboards and drawers. A white granite worktop runs parallel across both sides of the kitchen, which smacks of modern suave without gaudy over-the-top flashings and is just crying out for you to create some culinary masterpieces on! It's a perfect social space to chat with friends and family, have games night with your buddies or simply just relax at the end of a hard day. But this space just gets better, as to the back of the kitchen/diner are some bi-fold doors into one of the nicest gardens I have had a chance to look around.

It's a wide garden with some stunning features spread out from the doors.

Divided down the middle by that same grey driveway with crushed slate borders, one side is the astroturf lawn with more of the slate border as well as a raised decorative border, all capped with a raised decking area at the rear, perfect for some sun loungers or a nice patio furniture set. High white walls surround on all sides, keeping things area nice and private.

At the back of the garden and to the left, looking out from the house, is the former detached garage that has now been expertly converted into a annex, summer house.

Now, this is where the party continues on. Double doors open into a wide lounge style space with wood effect floors and is furnished with its own bar! There is so much space for large sofas, you could even get a pool table in quite comfortably! To the side of the annex and through a door, is a garage style storage space for sports equipment and bikes. You could very easily add a bathroom in here too.

If you gained the relevant planning permission, this could be converted into an annex for an elderly relative who's looking for independence but can't be left alone, or equally a teenager who can't afford to leave home but doesn't want to be in the same house as you.......we've all been there!!!

And now for the piece-de-resistance, to the left of the drive as you walk in, is your very own swimming pool. Currently not a heated pool, but it does have all the plumbing to become one - get a professional pool guy around first to confirm this before buying!

Sitting on a raised patio space with high walls all around, this pool sits surrounded by enough space for some sun loungers and chairs, and with a bit more love, care and hot weather, could fool you into thinking you're in IBIZA.

All together, what we have here is possibly the most incredible area for having a pool party or fancy gathering with your friends! Open the doors to kitchen, throw open the doors to the annex and stock the bar well, as once your closest friends and family find out what an incredible home you have, they are going to be practically living at yours!!!
