With more square footage than many local houses, almost 1100ft2 in fact, the flat just doesn’t have any compromises in terms of space. It’s also brilliantly located, close to Crystal Palace Park and within very easy reach of Anerley & Crystal Palace Stations and, most importantly, the Triangle!

Flats like this rarely come to market, and this one is beautifully presented. It has charm in abundance, and there’s kerb appeal due to the building’s sheer size. But once you’re through the front door, you’ll gasp. The communal parts are impressive, but once inside the actual flat, it hits you—this is a stunning flat!

The reception room has high ceilings, creating an incredibly voluminous space; they’re approx. 3 metres high, there’s an incredible bay window with stunning sashes that are in terrific condition, which add so much charm (and light) to the room; you’ll see the sun will start to peek in from the early afternoon and will continue to bathe the living room in light until it sets in the west, which is the direct aspect the room faces.

There are two bedrooms along the hall from the reception. The one nearest is a large double room with some built-in wardrobes. Again, there are high ceilings and the original stripped wooden floorboards, which rather tastefully run throughout the whole flat. The third bedroom is a cool and funky room; there are washed white floors, a southeast-facing aspect and a mezzanine level, which can be used as a sleeping area; if you’ve kids, they’ll love it, as will some guests! It’s a creative way to free up floor space for other furniture and could be used as useful storage if not a sleeping area.

The primary bedroom is at the rear of the flat, and it is simply a magnificent room. It has truly epic French doors leading onto its own private little terrace, which then leads down to the communal garden. The floor-to-ceiling glass makes the room incredibly bright, especially in the morning, given its southeastern aspect. There’s space for large wardrobes, a desk if needed and a dresser, given the high ceilings creating a bespoke wardrobe that utilises the height of the room would be a good idea here.

The kitchen is a bright space with a southeast-facing aspect and a large sash window. It’s incredibly pretty and has a lovely colour scheme—the jade against the wooden tops works really well and the L-shaped configuration creates plentiful space to prep large meals. There’s loads of storage under the countertops, and the open shelves above allow for more storage and give you the ability to style the room. There’s also a useful breakfast table, ideal for casual dining and breakfasts.

The bathroom is super pretty; it has a rain shower over a shower bath, (shower baths have a useful widening at the shower end of the bath). There’s another pretty sash window over the bath, again with that bright southern aspect. It's finished off with pretty hexagonal floor tiles and cool fittings that complement the rest of the interior incredibly well. Just next to the bathroom is an uber-useful storage cupboard, which is large and tall, ideal for life stuff, vacuums, ironing boards, golf equipment, surfboards, etc etc!

The communal garden is rarely used by resident, as the flat has direct access to it via it’s private terrace our clients are often the only people that use it, with its southeast aspect it’s really bright for the first half of the day and is a great place to entertain, play games in, or just put your feet up, we’d personally put a hammock in it next to a small gin table!

Location-wise the flat is 0.3mi from the Park entrance (approx. 3 min walk), with the nearest part being the boating lake and Dinosaurs. Anerley station is also 0.2 mi away, giving access to the overland line, making access to The City and Shoreditch a breeze.

Crystal Palace Station is 0.5mi away and gives direct access to London Bridge as well as Victoria (via Forest Hill); having multiple station options within easy reach is a real asset of this location.

Half a mile up Anerley Road you have a Tesco express for the essentials, then there’s Café Chic (a stunning Persian Café), who’s falafel & halloumi wraps are our favourites, their coffee’s pretty damn good too and their garden is the spot for an al-fresco brunch or lunch. Next door to Chic there’s a Bob Wines, and a few other incredible places you’ll love living next door to, such as the beloved Chatsworth Bakehouse, where locals queue for Sian & Tom’s insanely good sandwiches, focaccia, brownies & pizzas, and then there’s a more recent and very welcome addition to the neighbourhood in the Crystal Palace Wine Club, which is an intimate but quality wine bar.

The Triangle is 0.8mi away, where you are spoilt for choice with restaurants, pubs, brilliant eateries, and even an Everyman Cinema. There’s a yoga school, a variety of coffee shops from the indie artisanal variety to the bigger chains; one of our faves is “Four Boroughs” their Falafel and Kimchi wraps and Cinnamon Swirls are as good as their coffee!

Crystal Palace has two Food Markets, one on Haynes Lane, which operates every Saturday offering the best from small sustainable farmers and local food producers; think of it as a local Borough Market with a distinct Crystal Palace vibe, and the other is similar and operates on Sundays from Crystal Palace Park.
