Description

A substantial house lying on the edge of one of Oxfordshire's most sought after villages Lands Farm Yard over-looks some of the most spectacular Cotswold countryside within an AONB (area of outstanding natural beauty). The house is an extraordinary conversion and enlargement of a collection of period barns hidden on the edge of the village. The property is approached via a gravelled drive, through private electric gates, to a parking and turning area to the front of the house. The lay-out can be seen on the floor plan, of note is the large flagstone reception hall, the attractive double height drawing room with windows overlooking the garden and mezzanine area. Beyond the hall is the kitchen with Aga overlooking the private courtyard garden, an inner hall leads to the sitting/dining room, study, domestic offices and possible annexe. Internally the house has been imaginatively recrafted to a high specification, taking full advantage of the beautiful setting.

The house has two entrances with plenty of parking and a three bay garage block.
The gardens are a feature; mature and beautifully stocked and tended, with a series of outside 'rooms'. The house has its own paddocks and a wonderfully wild stretch of the Swere Valley full of hidden paths for lovely walks.
There are two public footpaths, one running down the western boundary the other crossing between the garden and paddock.

Swerford is an extremely desirable, attractive Cotswold village situated in North Oxfordshire principally made up of period ironstone cottages and houses. The market town of Chipping Norton, often referred to as 'Gateway to the Cotswolds', is close by. The next door village of Hook Norton is well served with a shop, post office, several pubs, butcher, famous local brewery, surgery, dentist and primary school. Swerford is ideally located for the areas wonderful pubs, country walks and pretty towns and villages to explore, including attractions such as Soho Farmhouse at Great Tew and Daylesford Organic Farm Shop. Oxford, Cheltenham and Stratford-upon-Avon are all also within easy reach for theatres, cinemas, restaurants and general town/city amenities. Schooling is excellent, with primary Schools in near-by Hook Norton, Great Tew and Great Rollright. Secondary schools are in Chipping Norton and Bloxham. There is a wide choice of private schools including Kitebrook, Bloxham, Winchester House, Tudor hall and Kingham Hill locally with the Oxford Schools in addition. Transport connections are good with train services to London Paddington from Charlbury (1 hour 15 mins) and from Banbury to London Marylebone (from about 1 hour 5 mins). There is access to the M40 either at junction 9 or 10.
