Outside there is a timber deck area for dining and 3 outbuildings – a wood store/bike shed, a work shed, and ‘the shack’ which has a mezzanine floor with views of the river, double-glazed windows and w.c. / shower room, and has been used as guest accommodation.

On the riverside of Ancasta, there is decking to the end and down one side, including a canopied hammock space and seating area. The pontoon gives instant hassle-free access to boating on the river.



Location
Ancasta House Boat is moored on the tranquil and peaceful River Itchen nestled among lots of wildlife, but with all the convenience of town living. Great beer, bread and coffee all within a five minute walk! Situated close to all local amenities including Bitterne Triangle, St Deny’s, Portswood and the University of Southampton as well as Southampton City Centre itself. Good access routes to the motorway links M3 & M27, Southampton Airport and 3 minute walk to St Deny's Station, which is the direct line to London. There are excellent bus services to all the above areas, and easy access to the city’s network of cycle routes.

General Information
The mooring fee is with Southampton City Council at £170 pcm and this includes an allocated parking space, water, a communal garden and mooring alongside for pleasure craft. There is a strong community spirit within Priory boatyard, which is shared with a dozen other houseboats, and which has hosted the annual ‘All Aboard’ music festival as well as boatyard BBQs and outdoor film evenings.
