The kitchen is fitted on two sides with traditional ‘shaker’ style units, a large island, Aga with companion, electric oven and gas hob, integrated fridge, and a double butlers’ sink, overlooking the paddock beyond. The natural light is fantastic. It has ample space for a large dining table and two external doors leading out to the front and beautiful lawned garden to the side. The adjoining drawing room is carpeted, with an open fireplace and French doors to the rear terrace and gardens.

As with many houses of this style, there are two stairwells to the first floor, offering flexibility in the way the house can be lived in. In total there are six bedrooms and four bath/shower rooms. Located in the mid-19th century wing and with commensurate ceiling heights and proportions, the two principal bedrooms each have en suite bathrooms and superb views. There are three further bedrooms on this floor within the original farmhouse; two share a ‘jack and jill’ bathroom, whilst there is a separate shower room as well. Outside

Large swathes of lawn are bordered by deep herbaceous beds and framed by stone and brick garden walls. A stunning Copper Beech tree provides a real focus point, with a carpet of crocuses below showing in the early spring months. There is a kitchen garden with raised beds, standing alongside the greenhouse.

Beyond this is a small paddock, backing onto the timber-framed stable yard and barn. There are three stables, feedstore and a tack room, with a hay barn and stores opposite.

To the east of the house is a standalone brick and blockwork single storey barn, currently used for garden and machinery stores. Subject to the necessary consents, this could potentially be a useful annexe or ancillary barn to the main house. The barn is surrounded by an area of natural meadow, rich with wild flowers.

On the far side of the village road, a standalone paddock extends to about 6.2 acres, with road access, a pole barn and water troughs.

Location

The village falls within the sought-after Wylye Valley and is overlooked by the hills of Scratchbury and Cotley on the edge of Salisbury Plain. In the opposite direction, are the northern fringes of the beautiful Cranborne Chase, an Area of Outstanding Natural Beauty. The nearby villages of Heytesbury and Codford have shops and post offices and the market town of Warminster is only about 3 miles away.

The Roman city of Bath lies 18 miles to the west and the beautiful Cathedral city of Salisbury, 20 miles east, both offering a wide selection of shops, restaurants, arts, cultural and recreational facilities.

Trains from Salisbury to London Waterloo have a journey time of approximately 90 minutes. Less regular trains run from Warminster to London Waterloo (via Salisbury) and have a journey time of approximately 2 hours.

Racing is available at Salisbury Racecourse and Wincanton and golf at Rushmore Park, Warminster and West Wilts Golf Clubs. This area is renowned for its fishing on the River Avon, Test and outlying chalk streams. The A303 provides access to the south west and London via the M3. There is a wide selection of both state and private schools in the area, including Warminster School, Dauntseys, Sherborne, Bruton, Millfield, Salisbury Cathedral School, Chafyn Grove and Godolphin, as well as Bishop Wordsworth and South Wilts Grammar Schools.

Directions

Directions : From Salisbury, take the A36 towards Warminster. At the roundabout just past Heytesbury, take the third exit signposted towards Sutton Veny. Follow this road into the village and at the t-junction turn left into the High Street. Continue down the High Street, passing the left-hand turning into Duck Street. After approximately ¼ of a mile, you will find the entrance gates to Glebe Farm on the left hand side.
