Trafalgar Avenue, Peckham, SE15

Description

Impressive Grade II listed townhouse of over 2300 square feet, delivered over five floors (with two entrances, four bedrooms, three receptions and two bathrooms), within Southwark's Trafalgar Avenue Conservation Area.

The feature-laden handsome home was one of the first houses developed after 1852 (being formally laid out along a footpath leading to the northern section of Peckham). The Regency pattern the house enjoys is more representative of ever-popular 1830's design.

The property sits within a row of five - all built from yellow stock, with large dominant fenestration pattern and stucco at the ground floor. They are near uniform in appearance with pediment door cases, stucco window reveals, and the central first floor window with a triangular pediment and decorative stucco scrollwork between the windows at the second floor. All of these elements create a grand ornate elevation, and panelled front doors add to the grand uniformity of the terrace - reflecting the upper middle-class ambition they were built to attract. The sellers have recently overseen restoration to the outside front stucco work (using a sensitive conservation approach) and have also renovated the front steps.

You are close to really good schools here and within easy-connectivity of central London plus south-London's 'best bits' (Bermondsey Street and Bellenden Road/Rye Lane are a 20 minute walk, for example), and pleasingly surrounded by open green space - Burgess Park is a couple of minutes from your door.

Up your smart front steps and open the front door into the high-ceilinged hall. Formal receptions rest to your left, with connecting/dividing doors. The front twin-sashed reception room (beautiful painted timber shutters and box work here, plus an attractive working fireplace) is over 15 feet by 11 feet. The rear one (with garden vistas) is over 11 feet each way. Stripped floors flow through.

At the rear of this floor is a handy windowed guest w.c. and a back door to steps to the garden. The walled garden is well-established and west-facing with a twist of north. Lovely afternoon through to early evening sun here.

The lower ground floor hosts a large dining room of over 18 feet by over 12 feet to the front of the property (with a generous store under the front steps plus generous in-room cupboards). An additional part-glazed entrance door and courtyard are welcome features, fab for bringing in the groceries etc.

Then you have your kitchen set to the rear of the house. This is a smart fitted one with granite worktops. It looks onto the garden and is a good size - at 12 feet by over 11 feet, with a practical and pretty tiled floor.

Heading to the rear of the floor, pass under-stairs storage, then you have a windowed independent utility space and another door onto the paved area of the garden.

Take stairs up to the first floor (noting pleasing sash windows with lights on the stairwell). Here you'll find a gigantic triple-sashed master bedroom across the front of the house. This is over 18 feet by over 12 feet, and currently enjoyed as an art studio. All of the windows on the front of the house have acoustic (soundproof) glazing.

A huge bathroom is next door, with sash window to garden vistas, and with a traditional-style white suite and fittings, plus marble-topped washstand and an independent shower.

The second floor is home to two roomy double bedrooms to front and back, and a full bathroom with independent shower and traditional sanitary ware and fittings once again.

Finally your top floor is a luxurious and generous top bedroom with (lots of) hand-built cabinetry/wardrobes and shelving, built-in lighting, underfloor heating, herringbone flooring, and a fitted desk by the window. There is also generous eaves storage for suitcases and such.

Kids or thinking of? Ofsted-rated 'Outstanding' schools locally include Phoenix, Angel Oak, Surrey Square, Boutcher and St Michaels RC.

Burgess Park is local for sporting activities for all ages, such as tennis lessons and a well-run BMX club. There are also football, cricket and rugby lessons available for kids. 1st Place nursery (by Chumleigh Gardens) is a good one. There are a couple of cute cafes in the park, too.

Mountview (performing arts academy) is a 10 minute walk for dance classes and such. Peckham leisure centre (next to the library) is next door to that for softplay, swimming, gym and exercise classes. Or head to Bermondsey Street for boutique yoga studios.

Getting around is exceedingly easy, with buses at the end of the road (10 minute journey time to London Bridge/15 to Waterloo). You can also connect easily with the tube at Elephant & Castle.
